Greentree's troubled portfolio of mobile-home loans was sold to Conseco a few years ago, leading to the third-largest bankruptcy in U.S. history. Conseco has rid itself of Greentree as part of the bankruptcy proceeding, leaving customers in a fog, as these consumer reports show.

Stephanie of Springfield GA (01/04/09) They Pull money out of your checking account without even being authorized to do so. This is the first time they have done it to me but have done it to my mother in law before, you see the trailer is in my new husbands name. Things were alrady tough financially for us now I have to try to figure out how to get my checking account from 400+ in the negative to the positive and pay the rest of my bills. Greentree has caused a lot of strain on our relationship, we got into it because I thought he authorized the payment but he swears he didn't, he said he had not spoken with them in three weeks since he called in a payment that they have already taken out of our account.

Mary of SC (12/30/08) I had filed chapter 13 and due to the lose of a job and surgery on bothe of my legs. My chapter 13 was dismissed. Greentree wanted my to pay almost 9,000 by the time they had come in and threw my stuff from my home on Dec. 2, 2008. I had been speaking with a supervisior and she had aggreed to work out a payment arrangement with me.
Then I got served and she act like she didnt know that was happening and said it was to late to make arrangements. They threw out everything. And tried to keep all my furniture. The police had to get permission for me to get my furniture. It is now Dec. 30, 2008 and the trailer still sit on my property. It in unfair and morally wrong for a company to put you out of a home the way they do. I purchased this home in 1996 brand new and I have paid over a 100,000.00 dollars in interest and owe more than the 45,ooo the mobile home was purchased for.
My son had to live with my father and his sister. My daughter went to live with her grandmother. And I lived in a Studio in the back yard. I begin to have real bad anxiety, and migraines. Stress is a killer! Matt of Auburn, IN December 30, 2008
Matt of Auburn IN (12/30/08) They are just ruthless, intimidating customer service reps that are threatening. I, too, can agree with every complaint read on this site. We receive 2-3 phone calls a day from an automated phone system. They don't even wait longer than two days late, at this point. Sure a simple reminder call would suffice, but these people are getting paid to jsut sit and call, call, call.
I understand that when a payment is due, however, on the flipside, many years of payments have been made, therefore, is it necessary to call and call and call and finally, when we do get brave to pick up the phone and call them, they are rude and inconsiderate. Definitely a select group of bullies, it's a wonder we even do call them.

Lori of Flushing MI (12/30/08) My dad died in November 2006 - unexpectedly. We contacted the mortgage holder for his mobile home and informed them of his death in December and provided them with his death certificate in January 2007. They filed a claim against the estate in February of 2007. In January, I got calls almost daily from them looking for payment. At first it was we will work with you as you try to sell it - this was December of 2006.
Then by January threatening and harrassing phone calls. They have charged late charges and charged me more interest on the loan. Plus if they didn't receive payment by the due date I was told it was in collections and that I could not mail the payment in. It had to be paid by phone which is a 10 fee. We sold some assests off and were able to pay on time and then we thought we had it sold but it fell through and then my brother started living there and paying the mortgage so we could pay it. He'd like to buy it but with the economy and his financial situation I don't think this is possible. I have taken the calls as the personal representative to the estate (it is still open) and they were starting to get harassing again when the payment is late. They would start calling when the payment was 3 days late - meaning due date is 15th and on the 18th they would start calling asking where the payment is.
In October 2008 I received a call and the woman threatened to turn me into the credit bureau. She said my name was on the account so they would go after me. I contacted the lawyer who is handling the probate and it was at that time when his secretary called me that I found out that I should not have been paying the mortgage. That when they (Green Tree) filed the claim against the estate they agreed to wait for their money until they estate is settled. I did not know that. The lawyer told me that we (my brothers and I) had to maintain the property - we all took that to mean we had to continue the mortgage payments. So I am sure that Green Tree knew what they were doing. They have a legal team and I am not the first estate they have handled.
They have knowingly harassed and threatened me, charged late fees and added interest. They have been conducting business illegially as far as I am concerned. I have written the State of Michigan's Attorney General telling the above story and asking if there was anything I could do. I have never received any answer from them but the calls have been nicer now when they call and the payment is late right now and I haven't received a call yet so I don't know what is going on.
I would be physically ill knowing they had called and I had to return their call or knowing it was them on the line calling. They were horrible especially in the first months after my dad died. They took advantage of me and my lack of knowledge and used their threatening and harassing ways to secure payment that they were not entitled to.
They haven't filed a new claim against the estate showing a lesser amount. Plus the pay by phone fees that I have paid that they shouldn't have gotten because they weren't entitled to the payment. There is no extra money in the estate and there should be the money from the assests we have sold and from the money my brother has been paying in. The taxes are behind as there is no money to pay them in the estate. Green Tree took advantage of my family. I do not have the money to hire a lawyer to take on Green Tree.
