Homecomings Financial

K of Bettendorf, IA September 26, 2009

For the benefit of all of you folks who have done wrong by Homecomings Financial (HF). This firm is the same as GMAC Mortgage, who is more commonly known as Ditech. HF got it current go power from President Obama's mortgage relief programs. All of the promises that they make are solely to justify the 7 billion dollars of bailout money that GMAC got from the government. In actuality, they are big on lip-service, and care little about helping anybody. I was recently dealing with GMAC mortgage on a loan modification program. What a crock!! They request financial information; which I supplied. A month later, they request more financial information; which I supplied. The next correspondence requests the same financial information that they were originally supplied.

Do you see where this is going? The first time that you do not supply what is requested; you're done!! But I played their little game for six months, and was finally told that I didn't qualify for loan modification. I wore them down; but they held all of the cards! Soon after all of this, I received a solicitation for loan modification from Homecomings Financial. Everything in the envelope was GMAC Mortgage paperwork. The exact same request for info that I had completed six months earlier. I did not even bother to put pen to paper! I'm not gonna play anymore. I will probably lose my condo; but I will still have my sanity and self respect. Good luck everybody!

Kim of Country Club HIlls, IL September 9, 2009

I had a terrible experience with Homecomings Financial. I'd just purchased my townhouse and about a year into paying my mortgage by money orders, Homecomings were sending my money orders back to me. But I didn't get the returned money orders until 2 months later. I know that i had my address on them and account number. So I resent them to Homecomings. Again they would send them back.

I called Homecomings financial and was told that they didnt know where to apply my payments because I didn't have my account number on the money orders. Now Im looking plain as day with my account number written on the money orders, then after my many phone calls they just said well we didnt receive them at all. Now I was livid. See i sent all my mortgage payments via FedEx overnight. So I had all my paperwork to prove that I paid my mortgage and how it was sent and who even signed for it.

Well long story short, Homecomings was having my townhouse appraised so it could be sold. So I called, emailed, and faxed the Better Business Bureau about my concerns with Homecomings and why did will not apply my payments to the loan.

Well lets just say about 2 weeks I got a telephone call from a director in the accounting office apologizing for the "mistake" on their part and saying the payments has been applied to my account and everything is taken care of and if i have another problem i should not call the BBB but contact them directly.

Like many other people who have posted I also have contacted Homecomings directly several times and "Help for Homeowners" aka "HOPE" and was never called back. I have been on disability since Sept. 2008. I don't want to lose my home, it is so important to me. The only thing I have left. No one will work with me and my intrest rate of 10.82% is riduculous. What's wrong with these people? The government needs to intervene and help us with this!

I submitted loan modification paperwork, heard nothing and then found out my home was "sold" at auction. I had been trying to get homecomings to respond for months. It was a big mistake to think they were "working on it". I sent my paperwork certified mail but they told me they "farm" out this loan info and couldn't tell me a thing about what happened to it or if anyone actualy looked at it.

I also have Homecomings financial and i've been trying to get a loan modification or even send many letters to apply for the Home Affordable Program, i have sent fax many times with information requested and they just stated that never received anything by fax. What i know is that they always have delays with transcription when u send fax, it could take weeks. And then at the end they just decided to send you by mail letters saying that they could not approve any loan modification because they have never received documents requested....i just dont understand. Now after July 1 their name had change to GMAC mortgages.

Homecomings doesnot do anything to help some who is trying to get a loan modification. I called them twice and was told that I had to be 2 months behind on my payments before they could do anything. I have contacted a modification company and have paid them to get some done. This was started in March and here it is June and I still have heard nothing. After this month I will have gone thur my savings and retirement as I was laid off in January. Do not know if I can make payments.

Kevin of Honeoye Falls, NY June 16, 2009

I contacted another company to get me a loan modification from Homecomings GMAC , This went on for over 8 months , Well guess what the outcome was , In negotiations they sent my home to sale and sold it out from under me. I will now be homeless on July 15th 2009 . I owed them 160k they sold it for 76828.00! Oh by the way GM has the contolling interest in them 51%.

Michael of West Allis, WI June 8, 2009

In November 2008 (after admittedly missing numerous payments which were 1608 monthly), we contacted a local HUD agency that worked with Homecomings to start a loan modification program. We paid this HUD agency 1500, then payments in Nov / Dec / Jan for 1350. Homecomings then said we needed to do this again on their terms (without the invervention of HUD) and paid another 1350 for Feb / Mar / Apr, and when complete, our payments would be 1368 monthly with a 3.5% fixed rate. But we never got any paperwork during that time. We also got a notice that they were reinstating our foreclosure. After making the April payment, we contacted them to find out what was going on, and they said that the deal was off because we didn't submit the requested proof of insurance. Apparently back in February, they sent us a first class letter requesting it, but I swear we never got it. As soon as they told us about this is April, we did forward the proof to them. But it was apparently too late as they said we had to start over. It was really frustrating, as we never spoke to the same person twice, and it never seems as if they have ever read our file... I am positive (but can't prove it) that not everything is documented at Homecomings. We got another packet of information to fill out, and were told to now pay 2450 in May and June while they "consider" our case. On Friday, 6-5, we got a FedEx from Homecomings that said we need to pay 2200 in June / July / August, then they will "reconsider" the modification. I don't know what we did wrong... to them it was not responding to the letter we never got. My fear is that if we sign the agreement to pay the 2200 a month, they will think we can afford it every month and the result would be that our "modification" increased our monthly payments by 600. I don't even know what to do next. Bumping my monthly "trial" payments from 1350 to 2200 leads me to believe something isn't kosher, but how do I actually go about putting my foot down.

Robert of Kathleen, GA May 7, 2009

Homecomings started charging me for fire insurance in 2007. I've had (and still do) fire insurance with State Farm since 1997. I didn't realize what was going on until Dec 08. I have been trying to get my money back from them since Jan 09. They owe me a total of 2404.39. They finally sent me a check for 1062.39 in March 09. They still owe me 1342.00. I have talked to them so many tiimes on this. I'll get customer service and they say it's the insurance departments problem. So then they transfer me to them. Guess what? The Insurance Department says they have done all they can do and it's up to customer servce to handle it. Everyone keeps throwing it off on the other. Talk about frustration!!! What also gets me is you cannot get one particular person to help when you call because it's always soneone different (No direct line to call). This is plain out wrong. I'm refinancing my house with a different mortgage company. Im running just as far as I can from Homecomings. I will continue to fight for my money.

Tina of Long Beach, CA May 6, 2009

I would like to keep our home. I had been unemployed for over two years with a large family of a one single parent household. I have exausted all of my savings and now pay the mortgage with credit cards. I am currently employed at less than half of my previous income. I started contacting Homecoming Financial in October 08 requesting a loan modification/asssistance due to my situation. I have applied now three times and denied twice. I have never received any written response with there determination nor have I been able to speak to a supervisor/anyone of authority. I call regularly requesting status and all I get is it's processing.
