In my case my bank took a long time to clear a check that I depostited to pay my mortgage on time, so the payment was rejected by the bank and of course my payment was past due, then I made a second payment on line and I wrote a wrong bank account number, so another rejected payment and still late, after all this I paid two months together, and everything seemed to be all right, I know that all what happened was not Option One's fault and the representative that took care of my case when I called them was very gentle and he was the one who told me that my account number was wrong and every thing was solved over the phone.

Now Option One call me almost every day asking me when I'm going to make the next payment, and this is HARASSMENT,the last time I talked to them they told me that I'm not supposed to use the 15 days grace period, that they want the payment the 1st day of the month. This is horrible!! Every time I check my caller ID is Option One calling again and again. And my payments are not behind so I understand all the people that had been into bigger problems with this company. My advice: If you are thinking in buying a house or refinancing and your option is going to be Option One, you better run and try a different mortgage company.

In November my wife's job was cut. We ended up being 2 mths behind. Option one sent our file to First American loss mitigation, which told us not to worry, we were going to be put in an loan modification, putting our 2 payments on the end. After numerous calls back and forth, 4 mth later we got a letter from First American saying they can't help us and Option One requested our file back.

Then Option One said we are 6 mths behind now and they want 10 thousand dollars or we go into foreclosure the end of March. I feel we shouldn't have to pay this because we were only 2 months at the time. I think we should only have to pay what we owed in the begining, not play games with us so our amount owed is now something out of our reach. We were told not to feel bad because we weren't the only ones this happened to.

My husband and I were forced into escrow of March of 2005, which is fine, But Option One had the wrong school tax amount showing us to pay 6,736.18, which was way off. The actual amount was 2039.42. It not only took Option One four months to fix the problem, after being on the phone for days and faxing documents for four months. Forcing us to leave the bank due to the fact they acted unprofessional and did not fix the problem that they caused. We as a result had to to pay penalties in order to leave the bank. And we also had to wait for five weeks in order to receive our tax money which was due back to us after settling with another bank.

In the beginning of September (when I got my phone back) I arranged to defer my mortgage payments because of the hurricane (I live outside of New Orleans). They agreed, and said I should call every couple of weeks to continue the deferral status, and then I should make arrangements to "catch up". In the first place, most companies just tacked on the payments to the end of the loan. If we lost income and/or were financially burdened by the largest natural disaster in the US, how would we have the resources to "catch up"?

I tried to call and keep my deferral status, but they changed the phone system to catch disaster area numbers and route them to a special call center. The apology message repeats so often you don't believe it, and you can stay on hold more than half an hour and never get answered. Every time the pre-recorded message comes on, you get an option to press 1 and leave a message which will be returned in 24 hrs. I left multiple messages and never received a call back.

They stopped sending bills so I don't know where I'm at. However they have been quite prompt in reporting my payments as delinquent, making it difficult for me to arrange a new mortgage to get out from under this mess they've given me.
