It all started with my grandfather getting run over and killed by a hit and run drunk driver. He did not leave a will, but after about 7 months of litigation, we put the property through probate and got it under my mom's name. I am her power of attorney. Sometime in the middle of my grandfather's passing and putting the house through probate, my mom's illness (schizophrenia) kicked in and she spent most of 2007 and 2008 in and out of mental hospitals. That was when she defaulted from making payments and the house entered foreclosure the first time. My wife and I went ahead and paid the amount overdue and pulled it out of foreclosure. Then my mom went ahead and stopped making payments once again and because the property did not belong to anyone yet, as probate wasn't completed, we decided to wait til probate finalized and we would make a modification to repay.

Of course, this was done around the ending months of 2008 and to this day, the house is set to sell on January 14th of 2010. I have lived in this home with my mom and grandfather for over 20 years and we are facing losing the house. The house is worth more than what is owed on it and although we haven't made payments on it, we have been remodeling the house. The house unlivable when we moved in because my mom did not take care of it during the time she lived alone after my grandfather's passing. I don't know what to do, I have paid attorney's fees for the probate process, I have invested in remodeling it hoping I could get the loan modified. Now, I am literally losing my home and I believe the stress this has caused other people because I can feel it. If anyone knows something that can work, I'd appreciate it if you would post it. I am in for a class action lawsuit. Good luck to you all!

In the process of a Short Sell when were about to closs the Saxon said the seller must come up with an additional $7000. after decidind to settle. This was last minute and now we are loosing our house after we were told they wold settle and we had a buyer.

In December , 2007 we were told that a project we had been working on had been approved and we should proceed to move to Australia to finalize funding and begin work. We leased the house in the USA for $2000.00/ month and moved everything to Australia. The project was axed after we moved to Australia so we were left with no jobs and lived off our savings. I could not get a job as Australia would not recognize my qualifications (Landscape contractor specializing in playgrounds , Journeyman Iron worker & fork lift, backhoe etc operator).

In November ,2008 we were offered future jobs importing a new product from the USA. Theraputic Goods approvals and customs approvals had to be in place before we could begin employment. The Theraputic Goods approvals are in the final stages and all other approvals are now in place.

In January, 2009 our 6 year old son fell extremely ill with recurring temperatures of 104.5. Over the next 2 months we spent much time at the hospital. We thought we had put the mortgage payments on automatic monthly debits. Just as our son was recovering, I went to the Doctor and was diagnosed with unknown tumors of the liver. After 2 months of tests and several trips to Brisbane (5 hours away) to see the specialist, I am now on Chemotherapy.

After all this drama had died down and we were at home for a bit, my wife went to access our account online to see what the balance was. She could not get into the account . As you cannot access 800 or 888 USA numbers from Australia, she had to use the computer to call [them] to see what the problem was. This took time to set up.

Suzanne called on the 23rd July and was told I was in foreclosure and that the house was going up for sale on the 13th. August. She explained what had happened, gave all our new correspondence information and was told that [they] would email us with a statement. This would take approximately 24 hours.

We waited 36 hours and, having received no correspondence from [them], called again. She had to provide all the correspondence information again as the old information was still in [their] system. No statement had been requested and we were then told that we had to have a negotiator assigned to us and a repayment plan set up. Also, the sale date given at this time was the 18th August. We waited again - no response again. We called again on the 28th and were [told they] could not email anything to us and that [they] would have to fax. We provided a fax number-- had to borrow a friend's as we do not have a fax machine. No fax was forthcoming.

Called again on the 31st July. Now it was not ok for a repayment plan to be set up. Called 3 times again with no response. We were then transferred to the primary department and were told that the repayment plan was not sent as the property was under lease. Called again and was told that [they] could only mail correspondence to the USA. We were also told that we were eligible for a repayment plan but that we could not request a postponement of the sale until th 11th August.

Called again 7th August. [They] asked for the fax number again and still did not have new correspondence details in your system, and still had not sent a repayment plan. Was asked when we were planning on sending payment. We said we would not send any payment until written correspondence sorting all this out had been provided. We were asked to call back in 2-3 hours. Were also told to send a complaint.

We called back as requested and were now told that you could not change our correspondence information until we faxed a request but that [they] would try to send something out. Was told that only negotiators could email and that after we faxed the request negotiation could begin.

So here is our formal request for changes in correspondence details. I finlly received an email on the 18th Aug. stating that the property was in the hands of a lawyer - and gave the lawyer's phone #. Called and left a message. No response. In the meantime our phone was down so it was about a week before we could contact the lawyer again. Explained the situation - they had not received the above letter. I sent them a copy and they were to contact Saxon. Again absolutely no response. We had phone trouble again (we use an internet phone and moved house and ran into a lot of problems getting the internet back on.

Finally the rental manager of our property emailed and said that the tennent was to to move by a broker who now owned the property. Despite continued efforts to get the lawyer to reply there has been no correspondence. I feel that Saxon deliberately let this go as they had no intention of entering any negotion what so ever. We could have put the property on the market - paid most of the dues and continued forward. It is my belief that they have caused us to lose at least $200,000.00. Not to mention theadded stress it has caused my health.

i have completed my trail mod with deutsche bank and thier servicing company saxon mortgage. now this predatory lender wants more again this company has no intendtions on making my loan mod final. below is thier recent offer. Upon successful completed of this counter offer period a final modification agreement will be generated for Ms. --- to execute. This again will not occur until the end of this 2nd trial period. The new UPB and total fee waivers will not be completed until the final modification stage, so until then I can not provide these amounts. I can tell you that if Ms. -- completes this trial period we will waive all late charges and any foreclosure fees assessed.

I did receive the fax thank you. The underwriting review identified a 25% income variance from the verbal information provided for the trial period. A counter offer has been recommended. As soon as I have the counter offer details I'll provide them to you to relay to Ms. Moody. Due to the income variance the recommended counter offer is a PITIA payment in the amount of $2098.73 for the months of December, January and February. The counter is considered a new HMP three month trial period. Please relay the updated information to Ms. --- and let me know if she accepts. If accepted a counter offer agreement will be generated for Ms. --- to execute and return.

Saxon Mortgage Company put extra charge in my account on APR 2008. After that they have been charging extra money almost over $5000 in fees or something else. I have spend many hrs. on phone and wrote many letters to customer service but there mistake never been corrected and did not explained.

July 2007 I had open heart seargory and dealing with high blood pressure thyroid, sugar and depresion. I have been still managing my self through family friends and the little work I do when I feel better. I really want to get back to solve the house problem. I do not want to loose the house. I am living in the house with my wife and 8 year old son.

My husband and I are small business owners, so times are tough these days! Back in March of this year, our mortgage lender, TB&W, did a mortgage loan modification for us, as we had gotten a little behind early in the year. The mortgage modification had been going well, and we were able to get the necessary payments in on time each month. Then, along came the big take over, and our loan, was apparently handed to Saxon. We are unsure as to whether they have purchased it, or are simply trying to collect on it.

On August 18, we received written notification that Saxon would be taking over our loan. At this time, all modification payments were current!!! Within twelve days, reps were visiting our home to take photos!!! We had no clue what was going on. So, I contacted them, and was told that I had to immediatly pay the total amount that remained unpaid, as the modification repayment plan had not yet been completed by us. They said that they would not be honoring any modification plans, and that they needed roughly $4500 immediately.

I got off the phone, and picked it up and called right back. I was furious!!! The next rep, Demecia, didn't seem to think I was getting the correct info. She asked me to send all of the modification documents in right away, so that they could be reviewed. I faxed them in, along with any notes I had, with several different ways to contact me, once a review had taken place. We never heard another thing. To this day, she has yet to return my calls, or e-mail me a response.

So, I continue to call and request a response, only to never receive one. Now, that is not to say, some unknowledgeable rep, doesn't call regularly to harrass us about payment. Once you mention the documents, someone will get back to you. Ha Ha On 10/13/09 we recieved, via certified mail, a Notice of Intent to Accelerate. Again, we are beside ourselves with fury!!! I resubmit all documents (including a copy of the verification of the first fax and letter that I sent her), via fax, to Ms. Demecia, along with a plead for someone to assist us. At this time, we are scared to death. They now want $7000 plus. We just don't have this kind of money!!! Our home land has been handed down for over three generations, and sits in the middle of family owned property. We have no idea what to do!!!

So, I have now contacted my lawyer, who they will not speak with, as the authorization I faxed in five days ago, has yet to go into effect. She is calling every day to try to get control of this situation!!! Meantime a new rep, Trina called yesterday. My husband missed the call. So, quickly I called her back, hoping to make some headway with the goings on with the authorization. I left her a message that I faxed everything she would need, including my three pages of notes, and for her to call me immediatly!!!! Since then, I have called five times, left five messages, and nothing............ We have until Wed 11/4 until our Acceleration is scheduled to begin, and they can't even bother to return my calls, or activate my authorization, so that my attorney can speak on my behalf!!!

I am furious that a business is able to conduct themselves in such a manner. These are peoples homes that we are talking about. Maybe if enough people take action, something punitive can be done to this company!!! Oh, did I mention that my house is worth nearly double the amount of the loan. THEY WANT MY HOME!!!!!!!! and I am not ready to give up.

I had an adjustable rate home mortgage with Saxon Mortgage Services which adjusted to an extremely high rate that I could not possibly Afford. I filled out a Mortgage Modification Package and was given a Modification that resulted in a decrease in my monthly payments.My mortgage payments were manageable once again.

The Problem is two months ago Saxon Mortgage Services canceled my binding mortgage modification without warning and without any valid reason. I have always paid on time and was never late. Now, Saxon is saying that I am behind in my payments and that my monthly payments are back to the pre-modification amount of 2,700.00 per month instead of the agreed upon modification amount of 2,100.00.

I am in serious jeopardy of losing my home. I believe that I have been SET-UP by Saxon Mortgage Services to lose my home. Saxon Mortgage Services is going to Foreclose unless I can get this problem resolved. I need help! I am an old lady now at 78 years old and I need my Home. Please help. Thank You.

My mortgage was first modified so l could failed.The mortgage payment was $1800 and was modified to $1500.l was still having difficulties paying the mortgage .l found out that a new program is in that allows me to apply for a new modification,which l did.l sent the Saxon all the required papers they asked for and yet still they said they have not recieved them.They sent me the same papaers they sent before that l should fill and sent them ,my pay stubs,my tax papers and other documents which l sent via federal express.

They received them and after two months of me waiting for them to finish my modification,they sent another document saying they needed another paper that l have not send.l just got tired of this nonsense and decided l not to do anything at all.Just leave it alone. When you call ,you speak to diffrent people who give you diffrent informations.This thing is a joke

I have delivered 4 different short sale offers to Saxon and Franklin Credit, and neither mtge holder has responded to them. A week ago Saxon sent a crew to my condo to shut off utilities and they had not even served foreclosure papers! Seems they are in a rush to own the property but wont respond to offers. Franklin Credit would not accept any offers unless they received promise to pay full mtge amount.

I have been in the modification process for 1 year now woth Saxon mortage. They sent me a modification agreement 6 months ago and I agreed to it. I signed it and gave them their requested good faith payment in the amount of $5000.00. I received my first statement with the incorrect amount to be paid on it. $1000.00 more then the negotiated amount.

After the confusion was all sorted out, it turned out to be what I thought was a SIMPLE error. The first page of the modification showed the correct information and the second page showed the INcorrect information. The numbers were simply transfered over wrong.

"Bad math" as you could say. It took the company I hired to do the modification months to get anybody at saxon to comprehend this. They finally acknowledged their mistake. I am not a skilled underwriter, I am not a math major, nor am I in the banking/loan business. The one thing I do have is, COMMON SENSE, something the people at Saxon Mortgage DO NOT HAVE!

I was told by saxon, that they could not just go FIX the mistake. It was already, as they call, "BOOKED" in the system and they cannot modify a modification. I was told that I had to re-apply for a modification all over again and that my good faith payment of $5000.00 was gone and I would not get it back. At this point I wanted to tell them where they could take their house. But, on the other hand, I am not a quitter. And whats right is right and the numbers DO NOT LIE.

So, I applied all over again and waited and waited. I just received a denial letter stating, I was denied for the following reasons: "Lender does not do loan modifications". OK, [Lie]! They have already gave me one, so how can they tell me that they do not do them. However, they told my modification company, that they denied it because they have already given me one! Do they not understand that I do not WANT a NEW ONE? I JUST WANT THE ONE I SIGNED TO BE CORRECTED! ITS A TYPO FOR GOODNESS SAKE! CLEAR AS DAY. COMMON SENSE!

So, at this point I am waiting for a "NOD" notice from the mailman. I have met with several real estate attorneys and they all have the same opioion as me. It is their mistake and they are legally bound to fix it. However, it will cost me even more money to retain an attorney. Oh and did I mention, that the so called “good faith” payment of $5000.00 they required I pay and then told me that I would never get it back. IT WAS ILLEGAL!

Why in the world are these mortage companies allowed to mess with peoples lives like this and are NEVER held accountable. This is my home, this is my sons home. This house is my pride and joy. My own hard earned money has been poured in this home. This is a huge problem. But, unfortunatley, by the time the bank forecloses on someone, the owner is so emotionally exhausted that they just walk away and cut thier losses and the bank never faces any consequences.

THIS HAS TO STOP! I am not giving up and walking away from [them]. I am going to fight for whats RIGHT and what I am LEAGALLY entitled to! So I am encouraging EVERYBODY to do the same. If this website proves a possible way for a class action law suit to begin, so be it! I am ready to begin! I am in Foreclosure now, and I am going to lose my home. I am a self-employed, single mom. who has invested ALL of my money into my home, and now because of somebodys MISTAKE, I am going to lose everything!

I lost my position due the school I worked was closing in October 2008. I immediately put my condo on the market to sell in the event that I did not find employment. My mortgage was an ARM scheduled to adjust in January of 2009. In January I called asking what my increase would be and was horrified to learn it was going up another $200. The economic downturn and other indicators made the increase absurd at the time. I asked if there was any consideration to leave it alone since I had not yet found a new job.

They said I could apply for a mortgage modification, only to find out 2 months later that I was not eligible because I was unemployed. The modification would have helped me TREMENDOUSLY. It would have extended my savings and enabled me to hold on to my condo longer while looking for a job during an increasingly more difficult employment market.

Needless to say the real estate market plummeted during this period as well and selling the condo was impossible. I was not looking to make a dime. As it was, I going to lose my down payment because I was going to have to sell below my purchase price. I accepted that, but I just wanted to get out without foreclosure.

By May of 2009, I had pretty much gone through my savings and I had to expand my search outside of the NY area for a job. My life savings were practically gone and I had about $3,000 left. I applied for positions in Florida as well as NY, CT, and NJ. I felt my options were either to stay in CT, use the last of my savings and pay my mortgage, go into foreclosure within 3 months because I would not be able to pay Saxon after that. I would then be homeless, broke and unemployed.

At the end of May I was offered a position in Miami, Florida and decided to take it. I was expected in Miami June 15, 2009 to start my new position. I immediately contacted Saxon to let them know of what was happening. I was advised that I could apply for a Short Sale. They sent me the documents and I supplied everything that was needed. I had 3 weeks to pack and move.

My friend is an experienced real estate broker with Coldwell Banker and I gave her all the necessary forms she would to contact you guys to get the unit sold. The short sale request was denied in early July. They wanted more info and then I was told that I needed to do a Deed in Lieu of Sale in stead of a Short Sale. I seemed like the rules were constantly changing. Every customer service rep gave different information. My broker could not get straight answer when she called. I even noticed the info available on your website was removed. I got the feeling your company did not know what to do with all the demand for help.

I once again supplied all the info. My broker has been in constant touch with Saxon. I finally received an offer for the Short Sale in August. Only to have it rejected as too low. Somehow [their] formula said that Saxon would not sell the unit for less than $195,000. I was very upset because it was the first offer I had received in 1 year. The people in the Home Preservation Department told my broker just get it sold when she explained the impossibility of getting the $195,000. We got a counter offer and another offer at a higher price of $165,000. My broker faxed the documents per their instructions because of the deadline imposed on the offers. Saxon said they did not receive any of the documents. This delayed the process even longer. We were furious because we know we sent them. We resent everything. Finally after an additional 2 weeks the offers were rejected again.

I am appalled and very upset by the actions of [Saxon]. I did not walk away from my condo and disappear. [They] have had my contact telephone numbers and my new address all along this process. I have tried to sell the condo responsibly with full expectation of losing my down payment. I have continued to pay my carrying charges and electricity. I paid 3 months against my escrow taxes per the advice of a customer service rep from Saxon. I have brought [them] 3 offers from prospective buyers.

I understand that there are times when foreclosure is the only option. But I have presented buyers and they have been rejected because of a formula that requires that the unit cannot be sold for less the appraisal price of $195,000. If and when you foreclose on me it will be another 3-4 months at least of non payment on my part, so [they] will be losing more money roughly $12-15,000. There is no way [they] are going to get the $195,000 at a foreclosure auction in this market. The real bargain hunters buy then.

So Saxon is going ruin my life, my credit and my future because you are unwilling to accept the $15-18,000 loss now. When in all probability [they] are going to lose more than $30,000 when it finally does sells. Somehow I feel there is no human connection to this matter. I do not want to say lack of humanity but it appears to be none. In addition there appears to be a lack of logic in the business connection as well. My lawyer has advised me that I can be taxed on this $30,000 and I am willing to accept that if Saxon chooses to make me liable for the loss. I think I would rather pay the tax than face what foreclosure does to my life.

I had planned on staying in my condo for the rest of my life. But I got dealt a blow that sent my life into a tailspin. I did not plan on moving to Florida. My friends and family are in the New York area. I did the most responsible thing I could do. I took the job and decided not be homeless, broke, unemployed and destitute. I regret that I could not stay and continue to pay my mortgage. But I had to do what I needed to do to support myself. My credit and my future are ruined. At my age I will not be able to ever buy another home again. Even purchasing a car will be difficult.

WHen there was equity in my home, I requested an equity loan of $25-50,000 to close high interest rate credit cards. Those rates were doubled without cause. If they were paid, other expenses could be easily handled. Saxon refused the equity loan, but offered a new mortgage for $100,000 more than we requested, and continued to call for several weeks to foist the new morgage on us. This is how we found out they did not own our mortgage.

I have requested by phone and in writing the name of the actual morgage holder, but they won't provide it. Later when the property values fell, and we lost our jobs, we reqeusted a modification but they refused. The said they would send something for us to look at to help, but they never did When asked if they would wrap the arrearages so we could continue, they said to "sell the house".

They have offered no help, and instead would have had us in deeper. When asked for the legal department we were told to write to cusotomer service. We at least deserve to know who owns our mortgage. WE are loosing our home and forced to sell.

I have filed two complaints with the OCC and BBB and Attorney general office along with thousands of other borrowers. Just a brief history of the tacit and games that saxon mortgage is trying to pull with many of their borrowers and me . Saxon mortgage took my Hamp application on May 1, 2009, I called back on June 1 , 2009. The Saxon rep. told me that their was not a hamp application on file for me,and that i needed to start over again. Saxon rep. took my application for the second time on June 2, 2009 for the Hamp program. and gave me a payment schedule of $1615.10 starting July 1, 2009 with three trail payments ( JULY 1, AUGUST 1, AND FINAL PAYMENT SEPT. 1, 2009.) with all payments made on the 1st or before .Saxon has allll documents or completed and have been completed since august 15, 2009 Now today's date is October 3, 2009 and my mod is not final or even close to being completed.

From my understanding lender agreeing to involve in the hamp program gets a certain dollar amount from the government. well Saxon mortgage is keeping the government money and not during what the hamp program is all about . This company Saxon mortgage is a predatory lender that needs to be shut down. and this is not a personal opinion this is words from thousands of borrowers has no intentions on during any modifications for worth producing properties. Saxon Home Mortgage is violating many laws in the Fair Debt Collection Act, TILA laws, HUD and RESPA. Many complaints are for Wrongful Foreclosure, Bad business practices, not documenting payments, charging excessive fees, etc. Something needs to be done to make this company assume responsibility for their wrong doing to the hard working American people.

I have a Mortage with Saxon. My husband and I purchased Insurance in January 2009 which paid for the whole year. We faxed proof upon purchase several times. In June, we received a letter stating that Saxon would purchase insurance for us and we must pay the fee. I then contacted Saxon and re faxed proof. I contacted my insurance company who re faxed proof and showed confirmation that had faxed proof. My husband also re faxed proof. We confirmed fax number several times. They say we have to wait 24-48 hours for prosessing. I thought this was all resolved in June.

This month, I attempt to pay my mortage and I am not allowed to unless I pay the stated amount which includes their obtained insurance. I ask to pay my normal payment until they process the proof. Saxon will not accept partial payment. I sent an email to the Saxon customer Department with no response. I spend more hours talking to representive one after another who say the same thing. Each person is nice and repeats the same thing, however, 3 of them seem as if they will REALLY assist me with this problem. I get no results. One nice customer service Representive informs me that he has a priority fax number and I can fax it to him and he will process it. He did receive my fax and left a voice mail on my cell to let me know.

Today I am now on the phone attempting to pay my bill and the Saxon Rep. states the system still will not let me. I do not feel I have to pay for insurance that I do not need. I request that there be a change in the system. In this case there should be another way to get the information through rather than fax only! I inquired about emailing or mailing.

Now, at this hour. It will take 10 to 15 days until Saxon will be re paid the money and I will still have to Pay for it. I am STILL not able to pay what I owe! I will have to pay for this insurance that I do not need and in 10 days or so they will write me a check for the amount I spent that i did not need to spend. I followed all required steps.

All my issues with Saxon Mortgage started when Hurricane IKE hit here in the Houston, Texas are in Sept. 2008. During the first part of the year in 2008 I was behind with my mortgage payment as my work was really slow, being self employed. So the first thought was to call Saxon Mortgage and tell them what has been going on and to see if they could help me, in return they put me on a re-payment program with them.

I agreed to pay it and be on time with their agreed amount that I was to pay. Now being the only income provider as Im a single person, my payment was set at $2000.00 per month. I agreed to pay that amount and I was doing ok until Hurricane hit here in Houston, Texas. During the time that the Hurricane hit, I was due to make another payment to them, this was to be the second to the last payment that I owed to them. As I already paid all the way till then. Well we had lost all power, all forms of communication, no food, no gas, no phones, cell phones, water, everything was out. My state Governor Rick Perry had declared a State of emergency, and told the people of Houston that your creditors would work with you thru this tough time that Hurricane IKE had caused here in Houston, Texas.

When I was finally able to call Saxon to pay my payment, after we got power and was able to call out with phones, I told them that I would like to pay the re-payment agreement in full and be over with it so that I could resume my original payment which was $ 924.01 per month. They refused to take my payment and told me that the re-payment program was cancelled out during the time that the Hurricane had hit here in Houston, Texas. I told them what had hapened and its like they thought I was trying to make up some kind of excuse.

I begged them to take the payments and they told me that there was nothing they could do, Except for them and myself to do another re-payment program with them and now the re-payment program would be a fee of $ 2800.00 per month for another 9 months. I told them that I couldn't afford it as IM a single income person in my house. I even told them that it was very hard for me to pay my original re-payment program of $2000.00 per month. It just seemed as they didn't care about anything that had happend here in Houston and all the devestation the Hurricane IKE had caused.

I called them several times after the first call I was able to call them after the Hurricane. Again their answer was there's nothing you can or we can do. Just a nother re-payment program. I had even told them about that we were in a state of emergency here in Houston, and it was like no big deal to them.

week after week I have been calling them to make some kind of arrangment with them so that I don't loose my house as I have owned my home for the last 11 years. Finally they called me and said they could do a loan modification program and i would have to see if I qualify for this new program. I then gave them all my information only to be told that I don't qualify.

The our President introduced a new loan Modification program and I was to see if I would qualify for that program. Saxon had sent me out a packet to fill out and return to them with all documents that they needed along with the packet information that I had to sign and date every page with my loan number at the top of every page. I filled out every page, signed every page and then coppied all the documents that I needed to send Saxon Mortgage.

I then sent it to them Via UPS, Fed Ex, regular mail, fax, and E-mail. I have all the receipts for all the times I have sent them things, Although with all my records of sending them documents they seem to some how loose everything so I had to resend it like 5 different times. And every time I send something to them they keep loosing it again and again and again. Finally in the later part of July 09, they got everything that they needed.

I was on a trial modification period pay plan with them and I fufilled my agreement that I signed and dated in all the documents they they recieved. My trail period payment program was to be "3" Just "three" months to pay the amount agreed upon. At the end of the thrid payment they would have an answer for me if IM apporved and what the new payment would be, I waited untill the first week in Sept.09 to call them to ask what the new payment amout is and when I needed to send it in by. Only to hear them tell me that there was still no approval as of yet. They also told me that the original Loan Modification was extended and that I had signed it , I told them I never got anything from them about any extension and IM not going to agree to pay another payment untill I have documents in front of me stating such as they claim that I signed.

All thru this month Sept.09 I have been on the phone with them everyday, each time over an hour with them explaining to every teller or rep, who answers what has been going on. As they should have all my information on the computer that is right in front of them. Every time I have called some say IM still missing documents and some ask when IM going to send the payment in., "The Sept. 09 Payment in, they are still saying that I need to keep paying the amount that I was paying during the 3 month trial period program.

Here it is Sept. 30, 2009, and I still as of today have no letter stating any of what they have been telling me since the first part of Sept. Just yesterday Sept. 29, 2009 I got a UPS delivered document from Saxon, stating that I have until Sept. 30th 2009 to keep me in the loan modification program. At the bottom of this letter it quotes, Saxon is committed to assisting you in any way that we can, to complete your agreement, we want to help!

Ok I just got this letter from them Sept. 29th 2009 and I have untill Sept. 30th to do something about trying to stay on this program, that is Government assisted. Also on the bottom of this letter it states, if you fail to contact us by september 30, you will no longer be eligible for HAMP, this is a one-time-only-opportunity. Please call during the time from 7:00 AM- till 10:00 PM, Well i have tried to call them all day Sept. 29th and every time I caled I waited on the phone for over 1 hour, then to only be disconnected, then I tried them at night after 5:00 Pm only to hear that they are only open from 7:00 Am till 5:00 Pm , mon-thru sat. and please call back during normal business hours.

MAn I think at times with all the stress I have been going thru with Saxon Mortgage IM going Nuts, IM a single person who's been trying to keep my dream of a home owner alive, But Im not to sure how long I will be able to go on with Saxon, they don't even let you talk with a supervisor, But I finally did, but was on hold for like 2 hours. That was last week and he was very rude to me until I made him be quite and listen to what I had to say, every time he tried to run and talk over me I got louder and louder on the phone untill he just was quite and let me talk. I really need someone to help me but I caannot afford to hire any legal counsel, does anyone have any sugguestions?

This a copy of a letter sent to "Customer Relations" that is yet to be addressed or resolved. This is a complaint regarding a loan repayment plan that was signed and faxed to Saxon along with the agreed payment. We had a repayment plan set up and made a down payment of $2000 to activate the plan. When the first payment became due on the original plan we were ready to make the payment as agreed. We were contacted by phone regarding the upcoming payment, but there was a difference in the amounts due. According to Saxon, we were to pay $2100, which was much higher than the agreed on amount of $1500.

Upon calling to find out what was going on we were told the original plan was cancelled and a new plan was set up with a higher amount without our knowledge or consent. We never signed an agreement to pay the higher amount. It was explained to us the plan was changed because we owed taxes. However, this was not the case. Alex contacted the City of Baltimore and confirmed our taxes were current and Saxon’s so-called payment was never received in their offices. Thus, our taxes were current before the payment arrangement. We were then told we must contact the tax department to resolve the issue, which we did. This put the payment on hold because Saxon would not accept a payment lower than the amount the system has due. So we waited to send a payment. As it turned out we were not able to make the payment because issues were never resolved. This all occurred in April and May.

In June, we were told by a rep Saxon maybe open to loan modifications related to homeowners who were not living in their properties. We informed the rep we didn’t qualify, but she said try it again, so we went through the modification process for a 3rd time sending in requested documents and told we would be contacted once a decision was made. We called and was told ‘a decision hadn’t been made call back in two days’. Since we didn’t receive calls regarding late payments, we thought Saxon was working on our loan. Meanwhile, we are getting further and further behind, but hoping things would go in our favor.

Two days turned into a week with no contact from Saxon. So we called again and was told ‘our request was denied because it’s an investment property’, which we already told them from the beginning. By this time it was the middle of July. We were told ‘any payment less than the amount due would not be accepted by the system and would be returned’. Since we don’t have $8698 what are we to do? It seems like a delay tactic to add on additional charges to our already delinquent account. No communication from Saxon once again we made the contact. Our persistence with contacting Saxon should show we are trying to keep our property.

Now we are receiving calls asking if we can pay the amount due. There is a serious lack of trust for us when it comes to Saxon. This has been an ongoing problem, the lack of proper communication from Saxon regarding process status. Saxon claimed they sent us letters regarding the change in modification plans. We didn’t receive it, as a matter of fact we were told the letter would go out the same day we called to learn about the change and we still did not receive a letter to this day. Everytime we talk to someone we get a different answer. It seems that Saxon’s only interest is for Saxon. We have made every effort to resolve our debt, but we get nothing but obstacles from Saxon. We made a good faith effort to come up with $2000 to keep our end of the deal.

If you research the issues above you will find they are all documented in the system and we are not making this up. We would like to request that our original agreement be honored. We signed a contract. Sent our money, the money was received and credited to our account. This should have solidified the agreement. We are very willing to pay our debt as was proved by our initial down payment. This puts us in a very difficult position because without a repayment plan we can afford, we are faced with short sale or foreclosure, which are not favorable for our economically deficient status and already bad credit due to late payment of our mortgage.

We are being treated unfairly and it seems Saxon is following unethical business practices. If we signed a contract we would be expected to abide by it. Why is it Saxon can call a signed contract with payment as invalid, cancel it, do another one, and implement it without the customers agreement? The worst part of the whole situation is we signed a contract, made a payment and was never contacted about their decision to change the agreement. If Saxon had questions concerning delinquent property tax payments they should have contacted us. Through proper communication this whole scenario would have been avoided and we would be making our originally scheduled payments from May 2009.

Why are mortgage companies like Saxon allowed to treat people like this? Just like all the complaints listed on this page... We also have a loan with Saxon and due to the economy and loss of our business we are unable to pay our monthly payment. They are not willing to help us, they just keep giving us the run around and dragging everything.

We are trying to work with them, so that we can modify our loan but they have not been very cooperative at all and they are making it impossible. They make us feel like we are criminals! We have been with them for so long had never failed to pay our mortgage on time, all these years.

My wife had lost her buisness in October 2008. We needed to modify our home and the same thing that I read about Saxon happen to us. They just ignored us. We kept sending the forms they asked us to fill out and they said they didnt recive them and said send us the forms filled out again so we continued this game from Jan, 1st 2009 to this present day our morgage still has not been paid. They payed our taxes. I am still behind. Our payment went from 1.600 to 2.330. 2 yr ARM that the other mortgage co had sold them in 2007.

Now Im fileling bk. and I had not heard from Saxon at all. I think that they lost my deed to my house. They never sent me a forclosure notice, when I call them they still ask me to send them the same application and paper work. I asked them if they rcived the other packs and they say that the person I sent it to no longer works there.

I have been working with our atorney Generals office and 9 months later Im still waiting for a answer. I have never thought that our country can just turn the backs on there own. I have written to state reps congress reps and still nothing! My faith in God I know he will not fail me or all of you good people who lend the banks the trillion dollars so they dont loose there companys?

4 years ago my wife was found to have a large tumor in her colon. She had surgery to remove and 8 inches of her colon was removed and it was cancer. She had Chemo for the next 9 months. Then she found a tumor in her breast and had a double masectomy the following year. We had a mortgage that was bought by Wells Fargo and Saxon Mortgage a collection agency ended up dealing with us or shall I say was supposed to. The US gave this company 160 million dollars to help people in trouble. Well that never happened.

Could not get them to respond and they lost our Re-Mod papers we faxed and mailed to them. We originaly mortgaged the home for 71K and paid on it for 4 years. One year I could noy pay the taxes on the home as with my wifes health problems was costing us a fortune in co-pays etc. I worked out a deal with the county to pay out the taxes.

Then Saxon paid the taxes and raised our payment $400.00 a month and started the penalty bonanza. Pretty soon our house payment went from $600.00 a month to $1,200. per month. We tried and tried to get our loan re-done at the old price of 71K. They never responded or did anything. So it was foreclosed. The home was sold for 50K. Now how stupid is that ? They could have made 21K if they did our loan. That is pretty stupid. What was the 160 million the US gave them for?

I had an ARM with Saxon and the rate started increasing 1% every six months. I used to pay $2900 and suddenly was paying $4200. I tried to make the payments and 1 of them I sent around $3700 and did not know of the rate change to $4200. They took the money and told me to wire the other $500. I did and they returned the $500 Western Union and the other $3700 took it and applied it to my late fees.

Next month when I called to make the payment they told me to wire $8400 because the last payment was incompleted and I needed to make it to avoid foreclosure. I negotiated and they said to wire only $4700 and they would apply the last payment. I did and again they did not applied and they asked me to wire another $6200. Again I did it and it was the same.

The next month I could not borrow more money to pay and they started foreclosure. I cried and beg and faxed over and over the documents, but they did not want to help me in any way. I put my home on short sale and received around 5 offers for only $30,000 less and they did not want to take them.

They foreclosed my home and hired a heartless real estate agent ANDREA JACOBS who kicked me out of my house and treated me as the lowest person in the world. She humilliated me even worse than Saxon Reps. Finally they sold the house for $100,000 less than the offers I got while in shortsale.

Trying to make they payments to avoid foreclosure I got behind all my debts. My car was repossesed. I got depressed and started drinking and I got a DUI the next day that I was kicked out of my house. It costed me around $10,000. Also I had to go bankrupcy because all my debts went out of my hands. I had problems at work since I could not concentrate due to all my financial problems.

My husband is in construction and work has been unsteady for the last year-an-half. We have had our home on the market for two years and finally sold our home. We are scheduled to close on September 10th. We received final closing estimates and discovered, at the most, we will be $2500 short. With the lack of work we no longer have access to such money so we immediately contacted Saxton on a short sale explaining the situation to many, many individuals and requesting the small amount of $2500. After leaving 10 messages with the negotiator Alicia we finally got assigned to a new negotiatior. I then tried to call Kinshana, the new negotiator and her voice mail would not take any more messages. I then proceed to call Morgan Stanley for the second time to help resolve this issue and was told by a Deborah that a short sale decision takes 45 days and we would not make closing by September 10th. I explained to her why the notification was last minute and that we needed to move it along because if the house does not sell, we will go into foreclosure, they will not get a dime because they are a second mortgage, and the buyers can sue my husband and I for breach of contract. I must have called this organization 10 times with no resolution. Not even Morgan Stanley is willing to help. We do not know what to do.

My wife and I contacted Saxon Mortgage in May about Home Modification. We did all the documentations and sent in first payment when scheduled. Since then it has been a nightmare. They never receive payments nor do they receive any of the documentations. Every month we go through the same thing. We send payment another set of the documents and we receive yet another letter stating we have not done any of our payments nor have sent in package. We have our bank statements that prove we have paid and confirmations on how many times we have sent the loan modification to Saxon. Also since April we have been faxing an authorization letter so my wife can talk on my behalf. Saxon never receives that letter either. This is really frustrating when the matter seems to be cleared up then all of a sudden they never received it. If you call and get peoples name and ID number when you call back there is NEVER anyone that works there by that name. Also if you are thinking about doing this Home modification be careful. In there it does state that they will report you to the credit bureau as deliquent for 90 days on your loan during your "trial period". Then Saxon will go back and take it off your credit once they get your Home Modification figured out. I have read on numerous web sites that they never contact the credit bureau. When I asked a representative about this she stated, "Just call the credit bureau and dispute it." Now when that time comes for me how long will it really take for my family to clear up credit. Here we are good people trying to pay our mortgage during hard times but yet our mortgage company is going to report us to the credit bureau cause we are paying a lower rate (that is approved by them)! This company is filled with people that do not do their jobs, payments go somewhere that can not be found and nobody seems to care. You can NEVER talk to a supervisor or manager. They have given us nothing but massive stress and bad headaches.

I have been trying to help my uncle negotiate the purchase of an existing Note owned by Novastar. Saxon is the servicer, and Deutsche Bank is the Trustee under the Novastar Mortgage Funding Trust, Series 2007-1. I have talked to ALL parties involved on many occasions, and sent several letters which were all unanswered.

I now see the ramifications of lenders selling mortgage-backed securities, to groups of investors, managed by Trust departments. Nobody can do anything, nobody understands anything, and nobody can act. The outcome will always be foreclosure - which is needless in this case. What a broken system!

The homeowner will be foreclosed on, instead of being able to renegotiate with a "friendly" creditor - my uncle -whom is also a friend of the lender. Unbelievable! Saxon, Deutsche Bank, MERS, and Quality Loan Services, and Novastar should all be heavily fined, bankrupted, and their owners jailed and eliminated from being able to ever be involved in lending - of any kind - or licensed for any purpose whatsoever for that matter, in the USA.

first of all myself and my wife have tried to work with saxson on trying to save our home due to some hardshipes that were beyond our control. we have requested a loan modification so we can get a lower inter's rate on the loan we have to save our home from going into foreclosure. But we were told we did not qualify for loan modification and saxson told me and my wife they could offer us some kind of assistant to save our home and now saxson is telling us theirs nothing they can do after all the paper work we have completed and sent to them at they request.

My wife and I have lived in our house for Twenty years. I refinanced it in Sept.2005 with Nova-Star.In the loan a I.R.S. Tax Lien was to be paid-off! My wife was checking our credit-report in Feb.2007 and found it was still there calling the I.R.S. It wasn't paid. We called Nova-Star and questioned this.Oh Yes! it was.And got the run round. By Aug.2007.We Were Sold To Saxon.Then we had to pay them.They didn't know what we were talking about.

We tryed getting modf.even Faith from American Housing tryed.They lost documents three times and it just went on and on. Finally my wife find a Real-Estate lawbook that opened our my eyes. They have destroyed my credit for over the past two yrs. I even deputed this. They say Saxon is my mortgage company. They don't owe my property.And they still wont me to get a (HAMP) No Way! Nova-Star was at fault,and Saxon is at Fault.

I received a registered letter from Saxon Mortgage stating we were in default by some $2600. In realiy we were never in default. I called and talked to a woman named Nedra. My name is not on the loan. My husband talked to her and gave his verbal ok for me to discuss the loan. She said I could discuss the loan only once with his verbal ok. Other than that I would have to fax his written permission. I told Nedra that we were not in default like the letter I received stated, she looked in our account and also stated that we weren't and didn't understand why we were sent the letter. She did say that we owed over $400 in late charges and I disputed those.

Of course you know how far that went. She said a payment was due and asked if I wanted her to take it out of my bank account then. I said no that I would do it online later so I could have a hard copy of the payment. So said ok. The conversation then ended. Today in the mail I get a letter stating from Saxon that I verbally authorized a single payment to Saxon Mortgage Services $744.58 on 8/7/09. That is the date I talked to Nedra. I was so angry I called right then. No one would talk to me because I was not on the loan. I asked to talk to a supervisor. She wouldn't talk to me either. I told her what had happened. She said that I needed to fax a power of attorney for my husband since he had vascular dementia and Alzheimers before they will talk to me. I told her that what they did was grand theft. They had no authorization to take money from my account. Then she asked if I used the internet and I said yes. I asked her if she wanted sued? She wouldn't answer.

On October 9, 2008 I filed Chapter 7 Bankruptcy which was discharged on January 7, 2009. In March 2009 I contacted Saxon Mortgage because they where showing my account as closed and included in bankruptcy on my credit reports. I had already disputed this information with the credit reporting agencies but Saxon Mortgage continued to confirm the account was closed and included in bankruptcy. I wrote to Saxon Mortgage and told them this information was not correct and that the account had been reaffirmed, was open and paid as agreed.

I received a return letter from J. Peters that I had not reaffirmed the loan prior to the discharge of my bankruptcy and that they could no longer report on my account to the credit bureaus. I wrote back to Mr. Peters and sent a copy of the order approving the reaffirmation which was prior to discharge. I waited and then again contacted Saxon Mortgage and again received a letter from Mr. Peters that the loan had not been reaffirmed prior to discharge and they could not report to credit bureaus.

I contacted an attorney who on June 30, 2009 called on a pro bono basis on my behalf and spoke to Saxon Mortgage and he faxed copies of the reaffirmation agreement and order approving the agreement to Saxon Mortgage. They told him upon receipt of the documents the problem would be fixed. I waited a week and contacted Saxon Mortgage and they said they had not recieved any documents. The attorney has a fax confirmation document.

I finally faxed a copy of both the reaffirmation agreement and the order approving the agreement and I also have a transmission verification report. The attorney I spoke with say he is not able to take my case so I don't know where to get help. Saxon Mortgage now acknowledges receipt of the documents. I again disputed the incorrect information with Equifax and on 8/1/09 they changed the balance on the account from NA to $111,929.

They are showing the last activity on the account as 2/1/08 and are still showing the account status as included in bankruptcy. They are not showing the loan as an open account paid as agreed. In the comments section on the account it says "Bankruptcy Chapter 7". It is my understanding that since the loan was reaffirmed it was NOT included in bankruptcy and it should be reported as if the bankruptcy had not taken place. I am trying to rebuild my credit following the bankruptcy. The incorrect information being reported is damaging my credit and credit score.

We got behind in our mortgage due to a serious life threatening illness. I attempted to work with Saxon Mortgage for months and months and months all to no avail. Everytime I requested to speak with a supervisor or "team leader" I was told there were no available. Every request for the "package" to be sent to me never showed up. This went on for over a year. I contact NACA-a non profit service to help home owners save their homes.

After over 18 months a loan modification package was sent from Saxon in December 2008. The package never arrived- none of our neighbors picked it up no one saw anything be delivered. Several of our neighbors are home all day, they can tell you what time the mail man showed up, how many UPS or FEDEX trucks went past, who came home when, etc. Nothing gets missed on our block.

After many heated discussions-primiraly by email- with Saxon and NACA over several weeks, Saxon finally agreed to send another package. When I read the modification package I found several contradictions between the package which had been sent and the emails detailing what the terms were to be. Like an escorw account-we never had an escrow account, we always paid our own taxes and insurance. Why would anyone want to give more money to a mortgage company so the mortgage company earns interest on it throughout the year? Additionally all the dates on the modification were 30-45 days past! No one had bothered to correct the dates, to bring them current.

The start dates for the modification were for December 2008 and January 2009. I did not receive this "new" pakcage untill after Feb 1, 2009. The terms of the modification were agreeable, it was signed and sent back along with a check for $3900.00. I changed all the dates on the modification, and sent a cover letter explaining why the dates had been changed-we did not want to be behind in payments before we even started, and requested that Saxon sent a corrected copy to us and we would continue as agreed in the modification.

Saxon refused to send a correct copy, Saxon refused to honor the modification, Saxon refused to re-instate the modification, Saxon flat refused to do anything. BUT SAXON TOOK THE MONEY SENT TO THEM AND REFUSED TO DO ANYTHING ELSE. NACA told me that Saxon closed my file and if I wanted to continue with a modification process I would have to start from the begining!

The nightmare begins again. This time Saxon wanted 12 months of everything, pay checks, bank statements, expense's, you name it Saxon wanted it. Everything was emailed and faxed to NACA and Saxon more times than I can count, for several differnt places. Sometimes I would fax everything several times a day to the specific counselor's "private fax number". Guess what-this should be no surprize-NO ONE and I mean NO ONE, either at Saxon or NACA ever received the whole package, no one had any clues as to where all me personal and financial information was going, no one had any answers just "you need to fax it all again." I was told that I could not put it all in the mail and send it through the postal service the only way "we do business is email and fax."

Saxon refused to move the sale date of 24 Jun 09, and one of the counselor's at NACA, someone named T. Mcghee, or T. Webb, told Saxon not to honor any more requests for moving the sale date out unless Saxon and NACA had received a complete package from me! The morning of the sale I was in touch with Jason Wheeler at NACA-Jason is supposed to be the one to get sale dates moved. Jason had me fax everything to his personal fax number-guess what! he did not receive it!

Jason told me to go to the local office-this is the first time anyone suggested this-and have the counselor there email and fax everything to him. The local counselor had to fax and email Jason three, yes three seperate times before any of it got it Jason. Again no one could tell me why nothing was getting through to Jason despite the fact it was going from one NACA computer to another. No answer's, no clues, nothing.

There was one page that was missing from the package, the insurance page, I asked Jason to contact Saxon to see if they would stop the sale, start working on the loan modification with what they had, and I would get the insurance page to NACA and Saxon by close of business that day. Saxon said NO, NACA told me there was nothing else they could do. Jason told me he hated to see someone loose their home due to a technical problem!

Our home was sold for over $100,000.00 less than the loan amount to a third party. I am in the process of fighting the evict from our home of over 18 years. Every attorney/lawyer I have talked to tells me I have a good case to sue Saxon, and keep our home, but no one is willing to take Saxon on. Seems to me once money changes hands and is accepted a legal and binding contract is in effect. Evidently Saxon has their own set of rules they play by and those rules change as Saxon see's fit.

After a year of fighting with Saxon to get a modification because of loss of one full time income and an ARM, we were approved for a HAMP modification. Notified on June 26, received papers on June 30 - payment and docs were requested "no later than July 1". Sent everything required and even included a breakdown showing why their math was wrong. (we'd have a shortage of $1200 by end of the year) Made 2 payments during the trial period so far and NOW they are saying my income (paystubs) were not included in the docs.

I COPIED EVERYTHING INCUDING THE ENVELOPE. Now they want me to send them copies of July. there were 5 pay periods in July... If they use that to determine our eligibility, they'll drop us. Doesn't make much different that the income for August will be about $700 less.

I'll be sending them copies of the original income verification based on the month we qualified. NOT July - it's not my fault [their] employees can't keep things together. I won't have my HAMP qualification jeopardized due to [their] incompentance.

My husband and I had our loan sold to Saxon Mortgage about 5 years ago. We were not happy about this but, what could we do? Especially finding out they are a title, tax and insurance company as well. We always made our payments on time. In July of 2005 we had called in to make our payment and which we did frequently. It was DENIED due to wrong amount. We of coarse questioned this and there was an added increase of over $400.00 in our payment. We were told it was due to Escrow. Easily fixed because we paid our taxs and homeowners insurance out of pocket. On our 3rd month of calling Saxon, The FTC, BBB, Attorney General and more state agencies we received several letters that said amount due!! All the amounts differd! State and local government agencies were trying to help us as well but, with no response as well. A CSR named Jeremy told us on the 3rd month that the increase was due to Homeoweners Ins. Hmmm...So, here we go again and give phone numbers, address, send fax, email, and copy of updated and PAID homeowners ins. Ofcoarse no one recieved this either. They were charging us 2 1/2 years of FORCEPLACED INSURANCE THAT WAS OVER $3000.00. That is against the law! No one would still help us!

We contacted Loss and Mitigation several times and other divisions of Saxon with no response in the 30 day grace period and in which is the law. We were served foreclosure papers in October of 2005. We had all the proof and everything and no one would help us! We batteled in court for 3 years to come down to THEIR AGREEMENT! We did not want to agree but, had plans to sue Saxon for what they did. We wanted to keep our family home that we live in still since 2000. There was a written and singed order from Judge W in Dupage Co. Illinois!!! We also sent Saxon thousands of dollars as part of the agreement 05/08 and our first loan payment was due on July 7, 2008. Remember there is so much more information for these 3 years of stress!

Now In July 2008 here we go calling Saxon Mortgage to make our first payment in 3 years. Can you believe it was DENIED!!!! They increase our payment again over $400.00. It was like Dejavu with a huge slap in the face. We called our Attorney and he called the Attorney who represented Saxon in the mean time. We waited and waited and finally recieved " we wash our hands of the situation." We went to court and filed a petition for BREACH OF CONTRACT and Judge F told us that he could do nothing because 30 days had already passed. Here we go again. Several calls later and no one at Saxon seems to have these court documents. Hmmm....We were out of foreclosure for not even 4 months and here we are again!!!! This time representing ourselves due to a work injury my husband sustained and which led to spinal fusion. So, funds are limited right now.

I fell behind on my mortgage for multiple reasons; increases in everything from groceries to gas, medical expenses, etc. When I tried to talk with them they demanded a fixed amount. When I went to Western Union that amount, they would not accept it. They admitted that the representative with their company misquoted the amount but still would not honor it. They agreed to take a lessor amount but also increased my monthly payments to make up the difference. I explanied that I was having trouble meeting the payment that I already had but I accepted the agreement because they gave me no other choice.

I was contacted by a complany retained by them, Titanium Solutions. The lady was very personable and assisted me in every way she could. She faxed the requested info to them twice. Saxon stated that they did not receive the information either time; however, the Titanium representative said that she did receive payment for the work that she did. Why would Saxon pay her if they didn't receive the information?

I have since faxed the information my self three times and each time they state that something was missing. I asked for an address so that I could send the information via US Postal Mail with a signed, returned receipt so that I know all of the information arrived. I was told that was not an option. I could only fax the requested documentation. I have called and have never once been treated with any courtesy (when I actually got to speak with someone). I felt as if they should have just called me a liar. I have completely given up.

I have made no headway with Saxon and the representative from Titanium stated that she did not know what else to do. It is as if Saxon wants me to lose me house. I don't know why because it is not worth what is owed on it. I believe that the appraiser they sent deliberatedly increased the value of the home on paper so that the loan would go through. If anyone has any suggestions for me I would be happy ro hear them.

I recently posted about my problem with Saxon Mortgage about a pre payment penalty fee they were imposing on me and causing a sale to possibly fall through. I jumped through hoops for them for 7 days to get nowhere. I could not get anyone there to help me whatsoever. All of my requests to have this penalty removed were denied and I was just about to give up. As a last ditch effort I emailed WINK NEWS in Ft. Myers, Fl. To my surprise, they called me and were interested in my story. They came to my home and interviewed me and put me on the 11 oclock news. Withing the next 24 hours they contacted Saxon Mortgage repeatedly and had me fax a consent form as well as call to give authorization for the reporter to speak on behalf....

Well, don't you know I got a call from the manager of Customer Relations today, and they are waiving my fee. Now my sale will go through! If anyone is living in the SW Florida area and you are experiencing problems with Saxon, I urge you to email WINK NEWS. They saved my family.

I too am a victim of the economy and have my loan with Saxon Mortgage. My story is like many of your, it's been one night mare after another whit this mortgage company. I think I could qualify for a modification, at least that's what Saxon has told me but I'm afraid to go forward with the payment plan because of all these horror stories. I have talked to several people at Saxon and they each tell me something different. There has to be someone somewhere that can help us get this strightened out. HELP I'm drownding!!!

I am still waiting after 9 months for them to find an alledged missing payment. It was paid in total. For nine months I have been requesting they research the missing payment. I have also asked to be sent a statment of my payment history starting from 2004. They have not done that either.

Saxon Mortgage states I am missing a payment sometime in the last four years. Saxon can not locate what month this missing payment happened so I can neither prove nor disprove their allegation. Saxon suggested, unrealistically, I send them four years worth of bank statements showing payments. As your Customer Service team EXCELS, they were able to narrow down the time limit from somewhere between 2004 and 2006. I offered a solution to CR department. I needed to have verification of certain facts. One was to verify the check was cashed for the wrong amount and where did [they] post the incorrect amount. CR department answered that they did indeed cash the check for the wrong amount. End of their response. So we will try this yet again.

I need to know WHERE the alleged missing payment happened so I may follow through and we can get this corrected. It has been six months since I first discovered this error and has been SIX months of trying to work with Saxon to get this resolved. Credit my account with all the late charges [they] assess while I am waiting for Saxon to correct or respond to the situation.

I am being charged 77.00/month in lates fees for an alledged missing payment that will not give me their records for me to research nor will they research it. I have given them a list of checks for the past 5 years.

Follow-up to: Tammy of Reading, PA June 6, 2009. June 26th 2009 - Approved for HAMP. Payments are $1033.59 at 8.125% interest. June 29, 2009 - HAMP paperwork was FedEx'd overnight to us. I was told we would have 30 days to review the documents with our HUD counselor. June 30,2009 - Received the paperwork. As stated in the paperwork, "Sign and Return the PAPERWORK, DOCUMENTATION AND PAYMENT to 'SAXON MORTGAGE' No LATER than JULY 1, 2009.

July 1, 2009 - Called Saxon to ask for an extension given the paperwork was only received 24 hours ago. She issued the extension but also advised us to make the required payment through their western union quick collect no later than TODAY. "They're really strict about having the payment on the date that it's due"

Issues: no time allowed to meet with our HUD approved counselor and review the paperwork. Saxon is requesting Payment within 24 hours of document receipt. Payment is to accompany the documentation. I am following the advice of my hud counselor and also crossing my T's and dotting my I's before the papers will be sent. I am also documenting the timeline. If I'm declined due to not having the papers/payment to them by July 1st... I'll be filing bankruptcy the next day and suing.

Saxon Mortgage is a predatory lender and they are getting away with it, and it is just not right. I have a loan with them, it is not a subprime loan it is a conventional loan. I have recently sold my house and I needed a pay off amount. Saxon is charging me a pre-payment penalty fee for ending my mortgage 5 months too early. I told them that I did not agree to this nor did I sign anything that agreed to this. They are unwilling to work with me or send me the original documentation. I am due to settle in one week and they know this. With their pre payment penalty fee that they are charging me this will make the sale fall through because there will not be enough funds to pay everyone at the table.

I am in a hardship situation and they know this. They are aware that my income has dropped to the point of poverty and I am unable to make any more payments. They are also aware that by waiving this fee they will be paid back in full. I am not asking for any forgiveness of this loan, I am asking them to waive an unjust, added fee that I did NOT agree too. They are giving me the run around and losing my requests. I am spending an average of 6 hours a day on the phone with them to be told they have no control over this. I am being told these decisions come from the Customer Relations Dept. When I ask to speak to this dept. I am told they don't even know the number. I am told this 'dept' is virtually un-obtainable. This makes no sense and this is wrong if not illegal. I need help. This is destroying my life.

In reference to this property, we submitted an offer for $103,000 on June 5th , 2009, having submitted the short sale package without that offer on April 10, 2009. This package contained the Worksheet, Hardship letter, W2's , paychecks, bank statements and the latest tax returns.

In June 16, 2009 we called to request a postponement of the sale date schedule for July 2nd 2009, . In July 17 2009, we submitted the package again and then when we called we were told that you have an offer for $126,000 and that our package was not complete. When we called in June 3, 2009 we were told that this property was sold at the public sale.

This seems to be a wrong proceeding not giving our client the right to avoid foreclosure and probably right now you are trying to get a deficiency against him having him complete and request a short sale on his property. We advice our client to hire legal counseling since according to our opinion there has been a unfair act against him. We request a full investigation on this matter to find out who is responsible for this unfair action.

All consecuences that a foreclosure can cost the property owner eventhou We did all that its necessary to avoid foreclosure with Saxon Mortgage, they did not want to see all paperwork submitted to them to avoid foreclosure we had an offer on this property.

I even have a HUD representative working with me and nothing is happening with this comapny. I have an investement property and can't afford to loose it nor do i want to . I can't give partial payments and since 2007 i have had many issues with the building including loosing tenants, damages and upkeep. i have been asking for a loan modification to help me but they are constantly giving me and the HUD representative the run around. I have had my loan with Saxon Mortgage for a house I have in Maryland in 2007. I transferred to Washington State, Navy, and my wife of over 28 years left me due to my committment to my Military Service. She did not pay any bills for several months and I was left holding a bag of bills with NO money. I have been attempting to work with Saxon Mortgage for 7 months to try to get a "Deed in Lieu" on the house. I have tried to sell it or even rent it for 2 years with NO luck.

I have sent Saxon Mortgage a total of 5 or 6 packages and have made 66 phone calls since Dec'08. I finally get a lady one the phone, I will NOT utilize any names on this, and today she states with a grin in her voice that she will decide weather to foreclose on me or not. I put my Realator in my Hardship Letter to Saxon for contact information, but they have NEVER contacted him. He contacted them 1-2 months after I provided them a statement allowing my Realator to talk to them. But they have NEVER contacted him to verify that my house has been on the market for 2 years. The house is clean, yard still taken care of by some very loving Christian friends of my from my previous church who know my plight in life.

My question to anyone is: has anyone ever received a "Deed in Lieu" from Saxon Mortgage???

Where do I sart, Saxon Mortgage most definitly should be prosocuted to the fullest extent. They probably are solely a large part of the housing collapse of this country. I ultimately filed chapter 13 just to protect myself from them my payments were returned to 15 to 18 days after the payment was made, not once but twice and the payments were made via westen union literaly minutes after confirming the amount due via tele, with they're very own customer service. Which incidentally is set up to withhold from you your info. screw you up in any way possible provide no case management etc. I to have contacted C.Hosay esq. re: a class action suit the number of complaints you can find on numerous websites regarding this company should speak for itself.

My latest frustration with them is I was recently told it would take 30 days for them to receive a fax, being prepared for their antics since I have been fighting the good fight for so long now I alson snail mailed my information and request to date it has been 5 weeks with no response. it's only a simple request to restore my online access to my account in addition I have sent daily e-mail reminders, approxamitely one month after my initial request I received a lovely letter stating they would be happy to include my middle initial in all correspondence with me.

This is the kind of infuriating thing that they do. Do they honestly beleive any of the people they are screwing over daily care if they have their middle initial in the presentation? I won't even attempt a loan mod with them without legal representation, but thats where they get ya, with house payments through te roof and a now unemployed husband even working 50 hours weekly and trying to pick up a 12 hour shift on the w/e how can you save any money for an attorney? I can only pray that eventually somebody with some power whos not reaping the benefits of the fleecing of america will step up and do something about thes unethical scathing practices of SAXON MORTGAGE

Based on a recent conversation with Saxon Mortgage services, apparently "Saxon IS HSBC. I mean it's a different name but we own your loan". That's the comment I received when I asked for a copy of my promissory note, given we have no clue to the investors contact information. I was then told, rather rudely, "a promissory note is nothing more than a piece of paper that says you'll pay your bill." With that said, I contacted the Attoney Generals office of PA and TX. I'm currently working with the AG office of PA and also contacted the law offices of Craig Hosay in PA as part of the class action suit against Saxon. Based on a recent article (march 09), "Last week HSBC, which operates in Canada and recently expanded to India and Brazil, announced it planned to shut down its mortgage-related business in the U.S. due to a high rate of delinquency on its mortgages. It will lay off 6,100 U.S. workers." Predatory loans will continue to be predatory in nature unless they are modified to conform to conventional mortgage standards. If bankruptcy ends up being a person's last resort, they need to know that it is truly a lifeline and not a cinder block tied to a string. I can only hope, with the help of the AG offices, that my loan will be modified and I can stop being a victim of my predatory loan.

I have my home mortgage with Saxon Mortgage Servicing. On November 1, 2008 I inquired with Saxon about a loan modification. They told me that I would not be eligible for that service unless I was 90 days delinquent on the loan. Being in the real estate business I was caught in the middle of the economic recession. I did everything they told me to do and worked with them almost everyday until the last part of February, 2009.

On February 25, 2009 they sent me a letter saying they were working on my loan modification and not to worry they were customer friendly and would work it out for me. The very same day they sent that letter to me I was at the Courthouse and found that they had filed a "Substitute of Trustee" to start foreclosure. I called them and tried to talk to them but they said they had denied my request for a loan modification and had already charged me $3,000.00 for attorney fees.

I finally got in touch with a customer service rep by the name of Denise F and she said she would stop the foreclosure and help me work out the loan modification. She requested mountains of paperwork which I sent her and after 20 days said the only thing I could do was work out a new repayment plan with a lady named Pam. Pam sent me a "Formal Repayment Agreement" which called for a payment of $4,000.00 by March 30, 2009 and a payment of $1,859.19 each month thereafter for the next 6 months.

On March 28, 2009 I sent them by Western Union $4,000.00 and then on April 23, 2009 I sent them $1,859.19 just as I had agreed to do in the new plan. On May 4, 2009 they sent me a new demand letter for $5,156.53 and said I had 30 days to pay up. On May 8, 2009 they sent me another demand letter for $4,888.53 and said I had 30 days to pay up. After calling 1,000's of times they said they had cancelled my "Formal Repayment Agreement" and was not going to abide by it any longer. I tried to reason with them and say that they had already accepted money on it and it was a binding contract, but to no avail. I do not know where I stand but probably close to foreclosure.

Saxon Mortgage is the servicer to my loan. I have been trying to work with them since prior to becoming dilinquent. After my first loan mod. request, I was instructed to submit another request but also instructed to not make any payments during the mod process. THEN... I get notified that I'm being foreclosed on. To top it all off... Saxon isn't named as plaintiff... HSBC BANK USA is plaintiff. Tried to contact HSBC to find out what they might know about my loan... only to come to find out they have no record of my loan, social or anything. How can they possibly sue me for my house but know nothing about my loan. Regardless of attempts to get the note, I've been found in default by a lender who has no record of ever lending to me.

I have a servicer who is very limited on intelligence and quick to tell you to send your whole financial life story only to lose it or shred it by accident. They waste any time you may have to save your home while they have you jumping through hoops on a unicycle. People are losing their homes to Servicers who aren't losing anything in the grand scale of things. The borrower loses their home, the investor loses the crooked investment he invested when he bought up as many Troubled assetts as possible and then gets bail out money to "help" only to REQUEST TO GIVE IT BACK. The servicers just go onto the next TARF bundle - racks up fees, late charges and enemies, to do it all over again.

A buck is only a buck but take a buck from a million or maybe a trillion people - is it still only a buck? Victims are losing everything they've ever worked for and becoming homeless in the process but they aren't being held accountable for any such actions. I guess 'once a victim, always a victim'. If you think the housing market is bad... just wait for the bankruptcy fall out that is expected to come next. Most people who are stuck in this sh*t are being backed into the 13 corner and if you are blessed like I am... and in an ARM that readjusts every 6 months, Good luck with the repayment plan while dealing with the adjustments. All this to keep a roof over my children's heads and encourage them to be proud to be americans. How heartbreaking.

I also have a loan with Saxon. I was hurt on my job so I was out of work for about 1 year so my wife at time was only working part time and at this she was forced to shoulder all the bills on her own. I spoke with Saxon and explained everything and they got with us about a modification. They told me that modification would reduce payment and change to fixed loan. When we received the paperwork the payment was higher than the original payment. So we filled out all the paperwork and faxed it back. We waited for about 2 weeks and I called them again and again. The situation never got better I blessed with a invite from a Neighborhood Assistance Corporation of America(NACA)Workshop.

At first when when I was invited I thought it was to good to be true, but when I got there and listen to what they had to say and what they were doing I was shocked. This corporation is totally free and is government funded. They advocate for you to get you out of a predatory loan. They don't deal with customer service they deal total with the mortgage company investors. At the seminar they were get things done in some cases within 24hours. Even if the person was already in foreclosure. They even stopped a friend and it was already in foreclosure. I know it sounds to good to be true but Saxon found out that I was dealing with NACA they not very happy I had a 10.99%APR paying 1014.00mth now I am paying 6.2% paying 621.00mth and its a fixed rate for 30 years.

I was approved for a loan modification through Saxon Mortgage back in March 2009. They agreed to reduce my interest rate from 9.25% to 4% for 5yrs. then back to 9.25% afterward. I received settlement paperwork by Fed Ex and proceeded to go to the bank to get it notorized. I need to send a cashier's check for $2127. and my new payment would start on 5/1/09. On page 3, they put the start date as 3/10/2037 instead of 5/1/09, so I could not get the papers notorized. I immediately called them and spoke to Maria. She said they would sent out new paperwork and I should receive them in a few days. I called the next day to follow up and spoke to Edgar, then the next day spoke to BJ. Still no paperwork. Called again on 4/7/09 and spoke to Christina-still no paperwork. Called 4/23/09 and spoke to Bob. He was very nice and assured me that within 7-14 days I would receive the corrected paperwork and my new payment would start on 6/1/09. "Nothing will happen. Everything stays the same. You don't need to worry about forclosure because you are too far into the loan modifacation process."

On 4/27/09 I received a letter from Saxon stating that they have started foreclosure proceedings! I don't know what to do. I am sick. I don't want to move. I can afford the new arrangements and have the money ready to go but I feel like they are jerking me around. I know that received Stimulus Money and today I called the White House. They referred me to the local HUD agency here in Arizona, but I don't know if they can do anything. Mr. Obama promised us help, but it seems like these banks took the money and ran. I am 4 months behind as of today, and I started this process in Jan.2009 when I was only 30 days late.

Follow-up from Complaint dated 11/22/2008. Like so many others on this site, we to had very unprofesional dealings with Saxon Mortage Services co. In September 2008, we filed, by fax, Financial statements and all forms required by Saxon to complete a Mortgage Loan Modification request. Our account was NOT past due at the time. *Note: It is not necessary for your acoun to be past due in order to qualify for a Mortgage Loan Modification. We were told on Septmeber 24, 2008, that our request sent on September 10, 2008 had not been received, so I faxed it again on 09/24/2008. I called to follow-up one week later and was told that our request was receivd on 09/17/2008 and had been assigned to Linda D, our negotiator. Further I was told that the negotiator has 20 days from that date to work up the request and contact us. Of course 20 days came and went with no response from Saxon. I began to call everyday. I kept the "teller" number of each individual that I spoke with. I was always speaking with the Saxon's call center and NEVER was I given the courtesy of speaking with our negotiator.

After multiple calls, I was told,by the call center representnative on November 10, 2008, that our Loan modification had been approved and was read outlandish terms for the modification. The terms presented did NOTHING, except to move our three payments, that were NOW past due, to the back of the loan and our next payments, which had been increased and not lowered, was due 01.01.2009. There had been NO modification at all.

As this was not going to assist us in eeating our obligation, I elected to contact our investor, Morgan Stanley, directly. I researched the internet and found a number for a dispute area of Morgan Stanley. I spoke with a very nice gentleman who listened to all I had to say about Saxon, including all of the errors Saxon had made in regard to servicing our account (misapplied payments, increases 4 times in our monthly payment,without qualification and no notice having been sent to us as required by law. Within two days I did receive a phone call from aa newly assigned negotiator. I explained the terms as given by the call center and told her these we unacceptable. I then quoted terms that I beleived would assist us the best; as follows: reduce the interest rate to 6%(from 8.55), reverse all late fees that had accrued during Saxon's inability to work up a proper modification agreement, move past due payments to the back of the loan and begin our first new payment on 1.01.2009. In addition I was told that we would need to pay a fee of $552 to cover legal and processing fees; at the time we signed and returned the documents to Saxon. I agreed. The terms I requested were assigned to our mortgage account. That was at the end of November. I was told from that point that it takes 3 weeks for the attorney to prepare the documents and then they would be sent out by Fed-Ex to us to sign and immediately return to Saxon with certified funds.

Three weeks came and went and we saw no documents. I called Saxon again and was told by a call center representative that our documents had NOT been ordered or sent to the attorney for finalization. January 1st was fast approachiing. I called our negotiator only to find that she was on vacation. I asked to speak with an associate of hers that had authorization to order the documents. I spoke with that individual who calimed an error had been made and our documents had NOT been ordered. I was assured the documents would be ordered that day. I then suggested, that under the circumstances, our first payment should not become due and payable until 02.01.2009. I was told that change would be made. Two weeks later, around 01.15.2009, we did receive our documents; which we took to a notary , signed and returned the same day to Saxon; with a certified check for $552.

I watched our ccoun to see that all changes were made correctly. They were not, so I spoke with customer service who agreed to make the proper changes. In two days I did check the account and the changes had been satisfactorily changed to agree with the terms. I did access our account two days later and saw that our first payment showing due 02.01.2009 was for the amount of $1402.03, which was incorrect. Our first payment should have read $850.03. Saxon had added the legal fees to our payment. These fees totaling $552 had been applied to a suspence account. Again I had to speak with customer service to tell them how to process the $552. Two days later I again checked our account and the fees had been distributed as I told Saxon to do, however this time they had added back the late fees that were to have been reversed. Another call to Saxon's customer service department got this transaction reversed. As it stand now, I think Saxon has finally complied with all of the modification terms, however I watch my account like a hawk. It is good that I do, because this past month, March, our account had been charged another fee for $8.56. I called to find out what this fee was for and no one could tell me. I told them that if there was no way to qualify or prove that we owed this amount that it MUST be reversed. Saxon did reverse the fee. My concern now is that I MUST wathc our acount everytime Saxon applies or agrees to reverse charges and fees, and I must watch exactly how our monthly payment is broken down (principle, interest and fees). Saxon does not appear to know how to apply payments and fees, that is a major concern for us. I do hope that examiners are watching Saxon very closely as they do not seem to know what it is they are doing.

I have been having issues with this company ever since they took over my loan. My rate went up from 9.3% to 11.3% and I could not afford this payment. I asked them for help because I have been getting behind on payments. They sent me to call hope.org or no-hope.org. They did nothing for me. How can these people sleep at night? I have 2 kids and have lost income due to the economy. I did contact homesaverprogram.org and got help. I was not able to refinance but they were able to lower my rate. I don't understand how they could not help me directly and all they care about is collecting their money!!

Have sent in paperwork for home modification loan on 2/27/09. Everytime I call they said it has not been assigned yet. On April 4, 2009 called and was told to resubmit a new application because the one they said they "never received" was missing a financial statement and to resubmit that.

On April 24 called back and was told the application was rejected but couldn't tell me why but to wait until May 4, 2009 and submit a new one after they find out what the President is going to do. I lost my job and is 2 months behind in my mortgage. I found a new one but makes half the amount I was making. I am in Adjustable interest rate and cannot afford to have my mortgage go up. I am making monthly payments on my home but need to modify it so that I can be current because making less money and the same amount of bills will be impossible to catch up, especially if they keep raising the interest rate.

In the beginning when I first applied for the loan modification I was told it would take 7-10 business days once they received my application. I refaxed them the original paperwork along with the confirmation that it was received. Everytime I call and check on it, I cannot get an anwer as to if they had received it or not or they had received it but it just had not been assigned to anyone. I am continuing to pay monthly but need to get in the position of not having my house foreclosed upon. Any assistance or advice you can give me would be appreciated.

Saxon Mortgage purchased my Oct/06 loan in Nov/06. I began contacting them in the Fall of 08 regarding a loan modification but was told that I was not eligible due to the fact that my payments were current. I was also told that I was not eligible to refinance the loan because I was upside down on my mortgage. The loan is $403,000 and the current estimate value is $173,000. I live in the second largest foreclosure city in the Nation and property values are decreasing here weekly. In February I filled out their online forms requesting loan modification paperwork after missing two house payments. I never received anything from Saxon. On April 23, 2009 I received my first automated phone call from Saxon. I called back and asked about the loan modification paperwork I requested. I was told that my loan modification has been denied because I submitted an incomplete loan modification package on 4/23/09 and my home is in foreclosure. I never submitted any package/paperwork to Saxon for loan modification. When I inquired further regarding the package they said I submitted, I was told the information was not available on the computer screen but I was denied and the home. I asked about a possible principal reduction and was informed Saxon does not do any principal reductions on their loans. I also found out on 4/23/09 that Saxon has private mortgage insurance on my loan. I have not paid for private mortgage insurance nor is it on any of the loan documents for this loan.

Since i became ill in march 06, i have been unable to work...that is a loss of 2,700 in income..my husband makes over 100,00.00 a year...aprox. 6 months after becoming ill we started to contact saxon mtg. for a loan modification..we sent all requested paperwork many many times, only to be told it could not be found...when i would call saxon i would be put on hold for almost an hour or better...if i was given the name of a rep, i would never be able to speak to that same person again, or they were unheard of..they bs you constantly sending letters saying that they are dedicated to their customers, etc...they are not.

i have not heard one good word about this company...they are rude, i was told by one woman, that if i could not afford my house to sell it and stop living beyond my means...WHAT...how dare she..well, this is going on 2 1/2 years now, well before the stimulus pkgs. and to date i am getting nowhere...i was served with foreclosure papers in june 08. i contacted the NYS Banking Dept. a few times and the last letter to saxon from them was answered by a woman named Athena W, stating that we again fill out the necessary paperwork, hardship letter, etc.. what, only to be lost again...and that our foreclosure will be put on hold...i absolutely do not trust them at all...i am so stressed and have nightmares that i will be locked out of my home and that my son's returning from overseas in the military will not have a home to come home to....i know i am in the same position as many..and desperately need help....

we have depleted every source of monies we had, my husband's 457 plan, sold personal items etc. to keep up on payments...the physical is horrifying..i suffer from severe panic attacks/anxiety attacks, depression/bi-polar and agoraphobia...we do not sleep and are in constant worry & stress over this unsolvable situation...i collect no additional income for my illness, but my husband does have a good job, 30 years with this company..my agoraphobia has worsened and the depression has totally taken over my life...i feel like just giving up sometimes, but, that is not the answer and i love my family...please can someone help us...

I currently have a home loan with Saxon Mortgage. They are based out Ft. Worth, TX I'm not sure if you are the correct contact for help but I'm not sure where to else to go for resources in this issue. The mortgage company has given me the runaround for months now. I am going to lose my house even though I have been trying to work with them and pleading for their help. I had called Saxon Mortgage in the later part of 2008 for help regarding my home loan. I had started the process of a bitter divorce and new that I was going to be strapped financially. Therefore, I contacted them prior to my payments being late. I was instructed to complete a packet and fax the information, along with a letter stating that I was in financial hardship.

I faxed the information and received confirmation that it had been received. I did not hear from Saxon regarding the receipt of this information. I called back and was asked to resubmit the information. I have now sent this information a total of four times. Each time receiving confirmation that the fax was received. After speaking to multiple representatives, I was informed that paperwork was missing (at which time I submitted it), the process had been closed, or they had not received the fax and put it into their system yet. Each time I called I had to speak with a different representative. I asked multiple times for an extension or a way that I could communicate with the same person I had just spent a 1/2 an hour on the phone with. They replied with the information that there wasn't a way to do that, Unfortunately. So, to add on to the confusion and stress as a consumer, I had to speak to someone different each time that had no idea about my situation. Also, I received redundant information as to what I had to do, and what I had already done, to lines of crap and absolutely no empathy as to my situation.

Finally, after having my house on the market (because I was no longer able to make the now large payments, since my arm had gone up during this time) I received an offer from a potential buyer. This buyer had everything in order and the offer was strong. Needing desperately to get out of this home loan situation (interest at 9% now) I accepted a bare minimum offer. By this time I had already received a letter stating that my house would be going up for auction in June. Come to find out due to late charges and fees, this offer was not enough to cover the loan.

To back track, I had called for a pay off amount and was told that I had to request it and then wait 72 hours for it to be mailed. What buyer wants to wait for a response from a seller for 3-5 days? Saxon refused to tell me the pay off on my own loan! Yesterday, my two realators and I made a conference call to Saxon asking for their help, once again in this situation. The only request we had at this point was to have some understainding that we were trying very hard to get out of this loan before we were completely ruined by a foreclosure and our buyer wanted to close in the next 15 days. They were unwilling to help us out in any way. They would not waive any fees, late charges, etc. They suggested a short sale but told us that could take months to do...our house was set for auction in 45 days. How exactly would that work out?

To sum up this story, I have lived in my house for 12 years. Both of my children were born there and that is the only place that they have lived. I am uprooting them and walking away from my home, having to pay $7000 to get out of it so that my credit is not absolutely destroyed and I can own a home again in my lifetime. I am simply asking for some help and compassion. The resources are out there. I here of banks and credit companies at least waiving late fees to help consumers out. That is all I am asking at this point.

Saxon Mortgage company, I feel, is not completing loan modifications, loses paperwork or claim they never received it, on purpose. We have never worked with a company so incompetent. My husband and I worked with Titanium Solutions to fill out all of the necessary paperwork for a loan modification in early February. This is a company hired by Saxon to help homeowners stay in their homes. Titanium Solutions electronically sent all my data to Saxon twice and it has been over two months and Saxon still claims they do not have ANY of my loan modification information. Not to mention that I also have personally faxed all of the paperwork myself not once but twice to the correct fax number in the correct dept. and .... they still claim they have received nothing.

I can tell from talking to some of the Saxon employees and Titanium Solutions employees that we are not alone in having this same problem. There are many complaints very similiar to mine. Now Saxon and Titanium Solutions told me I need to mail all of the information which I am going to send certified mail. Apparently if you fax them anything they won't or don't receive it. The Titanium Solutions representative also called Saxon with me from my home and we gave them all of our financial information over the phone. This first person we spoke to from the work-out department said that we would qualify for a loan modification.

When I called back a month later to see if they had received all of the paperwork necessary, another lady in the work-out dept. said they had no record of my financial information and asked for it all again. I read it off the same sheet that I had a month before. This second lady said that we would not qualify and tried to force/scare me into agreeing to pay $900.00 extra a month. We are obviously having difficulty making our regular payments and so I did not feel I could or should agree to this.

It is now mid-April and I am VERY frustrated. Interestingly enough, Titanum Solutions just told me that they were already paid their fee by Saxon for dealing with our account. That tells me that they did receive all of the necessary information, even thought they claim they haven't. I did find out that Saxon had been paying one company to compile all this loan modification data and is now switching to a different company. Saxon mortgage has no intention, in my opinion, of modifying our loan or any other.

It is very stressful being in this financial situation. More and more time goes by and is wasted with their incompetence or apparent lack of compliance with some of the new mortgage laws/guidelines set by President Obama. How can they get by with conducting business like this? Saxon is not trying to help homeowner's they are adding to their stress levels. It is also a lot of work to get all of this information together (need more current pay-stubs, etc.) each time.

Hello I am a co-borrower of a mortgage loan through Saxon Mortgage services for my parents home. In May of 2008 my parents and I requested to have a Loan modification done with Saxon. At that time we were approved for the loan modification and the process started. One of the requests of the Loan Officer handling the loan modification was that we hold payments on the account until the loan modification was completed. I having a credit score of 726 was concerned of the possible ramifications of doing such and that the withholding of payments would result in a delinquency reporting on the account.

After multiple inquiries as to what affect this would have we obliged and proceeded to withhold payment until the modification was complete. It took from May of 2008 to August of 2008 to complete modification. We had issues with them never getting the paper work to us. Finally, after receiving the paper work in mid August we completed it, had it notarized and mailed it back. Then another two weeks passed before the paper work made it to the correct person and the modification was completed. At the end of August when the first payment on the new Loan was due, which was a payment that included the last three months worth of payments. we maid the payment as expected.

In the mean time I was served with papers regarding a foreclosure being started on the home. This was frustrating as the foreclosure was do to the delinquent payments. I contacted Saxon and the company handling the foreclosure and it was all dropped when the payment was received. After speaking with a Saxon representative I was informed that the foreclosure was initiated because of the way their system handles loans, and the fact that it is not tied into loan modification processes. Anyways, this was resolved so foreclosure process was stopped. I then proceeded to check my credit report which now showed a 90 day overdue payment for the loan as well as a major drop in my credit score.

I then contacted Saxon trying to reach Cliff, the loan rep multiple times in September and October with no success. I repeatedly reached his voice-mail and got no response to messages that I left. Finally in November I found out that Cliff had not been with the company since August and that they had just not disabled hi voice-mail. Since then I have spent the last 5 months talking to multiple people at Saxon that have not helped me resolve this incorrect reporting. I have sent fax's to their Loss mitigation and customer relations and been informed that due to the extreme late payments there is nothing they can do to reverse the reporting... I'm frustrated. What do I do?

Since all of this I have had a lower credit score. I have also had my Credit Card amounts reduced because of the reporting. They claim I'm now a risk. I also can't get my house, which is separate from my parent's, refinanced. So in short my credit has been damaged.

Let me start off by saying I am a 24 year old military widow. My husband died one month after my 21st birthday. I was only 18 when we bought our first house, and because of my lack of credit worthiness, the home was soley in my husbands name. The lender refused to assist me with making payments, or providing information about the mortgage, so I was forced to use a mortgage broker to find a mortgage company would would give me a loan on the property. I was given a 2/28 through Saxon mortgage, with a 2 year prepayment penalty, and a 6 month adjustable rate mortgage, with the promise of being able to refinance at the first adjustment period as long as I made all of the payments on time. (Which I did)

Well, due to the economic downturn in Florida, and across the country, I found myself out of work when the first adjustment came. Because I was living on a fixed income, I was told I did not qualify for a loan modification. The payment adjusted up almost $300 dollars a month, on a $126,000 house! This increase left me unable to afford the new, higher payment. So, I began contacting Saxon Mortgage, in an effort to receive some assistance. I continued to remit the old amount, and advised Saxon that until the issue was resolved, that was all I could afford to pay. To this day, Saxon is still refusing to respond to my inquiries. I have written letters to the Attorney General, Governor Crist, the Office Financial Regulation, and Fannie Mae. Most recently, I have filed a complaint to the FTC.

I simply cannot afford this new payment, but I don't think I should have to lose my house. In this economy, How could the mortgage interest rate possible go up? Now, the credit I have worked so hard to earn is getting soured, all because they won't assist me in lowering my interest rate. I am in fear of losing the dream my husband and I worked so hard to achieve, and all because Saxon doesn't want to be bothered.

I sent the proper paperwork to Saxon Mortgage Co Loss Mitigation Department in Dec 2008 for financial mortgage assistance. I have received a recent letter from a collection company regarding my mtg and have yet to receive any assistance from Saxon. Phone calls have not been returned. Husband and I are both disabled and not working.

Was given a payment plan that is more than my usual payments and includes $400 in late payments. I want Saxon's return call on this and, as discussed in Dec. 08, a better interest rate to assist us.

I am now in a terrible loan with Saxon Mortgage, and I hold Americor Lending responsible for getting me into this predatory loan in the first place. I was searching on the internet for a debt consolidation, my loan on my house before I signed my life away to americor was in excellent shape. They lied to me and falsified thing from the beginning to the end and the lawyer that they hired to do the closing was told not to answer any of my quiestions when I was at his office signing the papers for the predatory loan. They also tried to send someone that I knew and went to church with to do the appraisal on my home, little did americor lending know but I had hired this person 2 years prior to do an appraisal. He was told to collect 450.00 from me for the appraisal.

I knew better and he told me that I needed to call Americor Lending and tell them that I was going to get my own person to do this appraisal and he would charge me 150.00. This was the same person that they got for 450.00. What a joke. Something needs to be done about the way these lenders and banks have deceived US the American People, they should be going under and should not be able to stay in business. I did not even know nor had never heard about some of the terms of the loan that I signed but I was being highly pressured by Travis Vaysee of Americor Lending. He was calling 5 and 6 times a day pressuring me and telling me how bad my credit score was and I would not be able to get a loan from anyone else. (Which was a total lie)

I felt like I had the weight of the world on my shoulders at that time and they took advantage of me and then sold my loan to Litton Loan Servicing, and then they then sold the loan to Saxon Mortgage Service. How could this have happened to so many Americans. Where is the government in this matter. There is over 11,000 complaints on Saxon Mortgage online. Where is the justice in this? And the government is trying to help? If they would make these loan servicers quit doing business and leave it to the banks alone so many homes and lives would be saved. We are hurting as Americans and these Mortgage Servicers are destroying the AMERICAN DREAM!

Before I got into this mess with Americor and then Saxon my home payment was 530.00 a month and this included taxes and insurance. If I knew what I was doing and knew what all the terms of the loan really meant and knew about them before I went to the closing. I would never have signed the papers to this predatory loan. Where is the true help we and American Families need? I have complained to Attorney Generals Office, State Representatives FTC, etc.

I am a 44 year old female that is a caregiver to her mother and I have two children have lost my job to Mexico and Chine Free Trade! Am going to school paid for by the government and in fear of losing my home, my moms home and my children s home every day when I wake up and every night when I go to bed. I am in fear of going anywhere, am afraid that when I return home there will be a lock on my door. This is really some way to live and way for my mother to live in her last days on earth. I hope the mortgage servicers are happy. And I hope and pray that I will be around to see the day that they come crashing down and better yet the majority of them are jailed for deceiving the American people. Thank You.

When I refinanced I was sold to Saxon. After approximately 16 months, in March 2008 I was having difficulty making my payments and reached out to their customer service center. I told them my situation and they agreed that my bills far outweighed my income and they would send me documentation to fill out to modify my ARM loan and lower my payment. After several letters and a month passed, I finally received the paperwork. I filled it out and sent it back immediately as well as faxing such. I waited and every other day for two months I wrote sending such by fax asking for the status. It wasn't until my boss who is also an attorney wrote that I finally received a respone. They RESENT THE SAME PAPERWORK and asked that I fill it out AGAIN! I resent everything to them by mail and fax.

At this point it was now May and I was 3 months in arrears as I did not make payments in March or April thinking that this would have been resolved. I attempted to reach out to them every week in May and June but never received a response. In the meantime with no warning whatsoever on or about July 1, I was served with foreclosure papers even though I thought they were working on a modification! Then on July 5th I finally received paperwork from Saxon which essentially agreeing to freeze my ARM for 5 years but did not in any way lower my payment! They demanded one payment of $1,397 which does not include my taxes or $1,823.27 and a BANK CHECK for an additional $1,800 for the modification department for the paperwork and needed such no later than July 9th. Obviously, I had no choice but to sign the paperwork and send the money as the foreclosure process had already begun. So I did what I was told.

On July 31st I paid my August payment ($1,823.27) and continued since then to make all payments on time although I have just about exhausted my savings and cannot keep paying this outrageous amount! However, each month I kept getting automated phone calls telling me that I am late for that month. After several letters, I finally was told in a written response that they unilaterally applied by August payment for expenses they incurred due to my modification! First, of all, there was no modification other than to freeze the ARM; secondly, I gave them $1,800 for that when I returned the documentation; Thirdly, they gave me no warning that they required any other money paid and just took my mortgage payment and applied it where they wanted and for things that make absolutely no sense including making me pay for the attorney for my own foreclosure paperwork; Fourth, they continue to add on late charges; Fifth, they reported me to all three credit bureaus listing the foreclosure.

Because of them saying that my loan was modified, I do not qualify for a real loan modification and I cannot get another mortgage company to refinance my loan at a lower interest rate because of my credit score due to the foreclosure! You cannot get one person to handle your account, it is virtually impossible to talk to anyone except on Christmas Eve, yes Christmas Eve, when they called me at 4:00 p.m., they are just downright rude, obnoxious and beligerant! The automated machine keeps calling me 8:00 a.m. and 7:15 p.m. EVERYDAY including Saturday telling me that I am late with my payment! If there is anything that I can do, I would certainly appreciate some assistance. Thank you.

My house went into forclosure because Saxon Mortgage ignored the two contracts for a short sale that were submitted on my home by my realtor in approximately August of 2008. I was behind on my mortgage and was desperately trying to avoid foreclosure. They kept saying that they needed certain documentation that my realtor kept faxing to them over and over again. Everytime I would call them or my realtor would call them they would keep saying that my realtor did not send them what they needed, so they closed the file. They just blatenly lied.

My house was foreclosed on December 2008 - now I have a foreclosure on my record and it could have been sold on a short sale, saving my credit somewhat. I am so livid. They just played games with me. It was just not fair!

I have made calls to Saxon everyday on the statis of our acct, they always tell you someone will call you back within 72 hours, I have lefe countless messages for our notigiator Franchell, for whom I have never spoken to she does not return calls nor does anyone else from Saxon In Nov 08 Saxon sent up loan Mod papers that they stated we had discussed and agreed to. Never has anyone from saxon called us to discuss anything all the mod papers did for us was nothing never changed the interest rate and only decreased the payment by 116.00 per month and added all the late chgs and payment to the end of the loan in a baloon payment. I am at wits end. anyone have any luck with saxon this is insane we could loose our home and we are trying to get Saxon to work with us.

I've lost two buyers due to no response from Saxon.I now have a buyer ready to close and again no response since October. The negotiater's voice mail has been full since Nov. 17th. I have fulldilled my end and they will not give me any info or will they respond and my home is scheduled to be foreclosed by Dec 15th. Can anyone help???

I'll have a foreclosure on my credit, I am behind in payments but they would also not accept a partial payment and that is why I am so far behind

Today is november 22, 2007 and Linda has never given me the courtesy of a call back. I leave messages on her voice mail, including my phone number and account number and she has not returned even one call.

This concerns the roof over our heads and our ability to stay in our home. The payment amount due on our acount is incorrect. Saxon has made many monetary and other account postings incorrectly. We stand to lose our home if I am not able to speak with Linda for a workout arrangement.

This is a letter in regards to the hardship we are experiencing with our mortgage loan with your company, Saxon Mortgage, loan number 2000171139. The modification act was signed by President George Bush for all mortgage holders with an Adjustable Rate Mortgage to be allowed a fixed rate to fit their financial status. We have on numerous occasions asked for our mortgage to be modified to fit our financial status, and on several occasions been denied, due to not having enough surplus at the end of paying all our necessary monthly expenses. A modification would not be needed if we had the $2000-$3000.00 you are asking us to have at the end of the month. We have all correspondence of our never ending dispute for our modification. Ever since the modification was introduced by the President we have been in contact with Saxon asking for a modification, and in turn, been denied.

In addition to being denied our modification we have forced tax payments on our loan. That only make matters worse, being we could not afford the payments of $2200.00 now you are demanding $3900.00 per month. Where is the humanity? Is your ultimate goal to have our family out on the street? We have young children and we are working hard to keep a roof over their heads and making sure they grow up in a nice environment. I dont think no one at this time will be able to afford a $4000.00 mortgage per month, and that is not including the secondary mortgage we are behind on as well.

Not to mention, the primary loan payments just keep adjusting on top of the ballooned payment we are faced with. This is really inhumane! My husband and I are working really hard to try and keep up with the mortgage payments and the necessary bills we have every month. This has really put a strain on our finances and we can no longer afford the balloon payments. I understand your ultimate goal is to get us caught up with late fees and taxes, and that is why our payments were $2200.00 per month, and now it is $3900.00, but there is NO way we can afford this. At this time, we were not notified in writing on the denial. We had to call to find out that our modification was denied!!! What is really going on??? Is that good for business? Why couldnt we get a letter stated we were denied the modification?

In September, 2008 we experienced a major devastation in the Houston area and its surrounding counties. Brazoria was one of those counties who experienced great devastations. As a community we are still trying to patch up the pieces that were lost during Hurricane Ike. Due to the hurricane our finances have not been the same. We are still trying to catch up. No one foreseen this to be as big as it was, and so everyone has taken a lost. We took a greater loss knowing that this would be EXTREMELY hard for us to put things back together, financially. We were without lights for a week, which caused us to loss all the food we had. In turn, we had to go and live with relatives till things came back to some normalcy.

This all occurred after we paid Saxon Mortgage $6000.00 to keep our home. So when the hurricane hit we were strapped for cash.? So the only option we had was to ride the hurricane out. At that point, we were taking all we had to provide food for the family since all was lost. I know it may seem easy for you to just take our home from us, but if you come around our neighborhood you would see the devastation still here in November, 2008.

Also, if you do your research you would know that it would be easier for you to work with us because our builder (Royce Homes) have went bankrupt, so warranties are not being honored. There is no way you can go on knowing that you have a customer wanting to work things out with you to keep their home. Please show some compassion for a desperate customer.

Back on June 17, 2008 I sent you (Saxon Mortgage) a second hardship letter in which it stated the financial difficulties we were facing at that time, including, but not limited to, attorney fees, secondary mortgage, and rental property repairs. At that time, prior to, we made payment arrangements with your company and had every intention of holding up our end of the arrangement, but unexpectedly we went through a custody battle and had attorney fees that must be paid at that time.

Also, at that time we experienced our renter moving out and had to pay the mortgage on the property for several months, and had to put money into making repairs to make the property ready for the next tenant. So even with that obstacle we had to overcome we still was denied the modification, and not notified in writing. We had to call to find out the news of the denial. What kind of company does not send out correspondence to notify their customers of what is going on?

Now to make matters worse we have received a letter stating that our loan 200171139, has again adjusted. How in the world are we to pay that? Now if we are having difficulties with the $3900.00 then how are we to pay at a rate 9.25%? Then after speaking to someone today, November 4, 2008 at 6:10 pm, I was hung up on after being on the phone with the customer representative for 45 minutes, only to get nothing accomplished. The representative told us that we currently owe $17,383.42 and that if we pay half now then they will set us on a repayment plan for the remainder.

Then after speaking to her and directing her to look over the notes of our account, she realizes that we had indeed paid $6000.00 back in August, and was put on a second repayment plan, and that is the way our mortgage is now at $3900.00. She was even floored at the status of our account, and seeing that we have been working hard to get this thing resolved. I even asked to speak to a supervisor and the results were, the supervisor passing messages through the representative. Then once I thought we were making head way, the phone was disconnected for the representative not to call back. She was well aware of the conversation and the concern we are having, and she has all of our current contact information, and she never returned the phone call. Again, how is that for business? I have never seen such customer service from a company! Why cant we get any help from anyone? We want our home, but we cant get anyone to hear us out, and help.

I have been sending in by-weekly payments for the past 4 months as I was taught all of my life only to find that Saxon Mortage's system isn't setup to recieve this type of payment stratagy. They now have informed me the one of my payments went towards princeple and cannot be changed to reflect towards my monthly payment. They are telling me that if I do not send in an additional payment, my account will show me behind on my payments.

We have been waiting 9 months for a Loan Modification from Saxon Mortgage but Saxon fails to return our phone calls. Our loan is a subprime loan which has been increasing every 6 months since 4/1/08 and we are unable to refinance as we owe more than our home is worth. Our only option is to get a loan modification. We have been trying to contact Saxon Mortgage since 1/8/08 to get this Loan Modification done, but Saxon has FAILED TO RETURN OUR PHONE CALLS or DO A LOAN MODIFICATION. It has been 9 months.

On 12-30-07 Saxon Mortgage agreed to look over our Sub-Prime Mortgage to do a Loan Modification to freeze our interest rates and possibly lower our monthly payment by decreasing the interest rate. Saxon mailed the paperwork for us to fill out regarding our income, banking info, bills, etc. We faxed this information back on January 8, 2008. My wife and I telephoned Saxon about every other day for the status of this loan modification. We did not receive a phone call back until March, 2008 wherein the case worker, Sandra Vasquez advised us to NOT make the April and May, 2008 payments since we were doing a loan modification and making a payment would mess up Saxon's numbers.

Ms Vasquez stated the 2 payments will go to the end of the loan and will NOT BE REPORTED ON OUR CREDIT. She stated she will call us back in 2 weeks to provide the completed Loan Modification. She never called back, nor did any other Saxon Representative. My wife or I continued to Telephone & Email the Saxon Loss Mitigation section and continuously left telephone messages, which went unanswered. In June 2008 we check our credit report and Saxon DID REPORT the 2 payments that we were told to not make. We continued to call Saxon Loss Migigation and they said they would expedite our message and make it top priority. We NEVER received a call. On September 18, 2008 (8 MONTHS SINCE WE HAVE TRIED TO OBTAIN A LOAN MODIFICATION) the Saxon representative LaKisha said that Saxon did received our fax 8 months ago, but they could not read it. She asked to refax it - which I did do. Saxon did lie about this as they were working on the loan modification in April 2008.

I have left messages EVERY OTHER DAY for the new case worker, Ronald Hanes at ext. 204768 - which were not returned. TODAY, OCTOBER 4, 2008, SAXON MAILED US A LETTER STATING THAT THEY CLOSED OUR CASE FOR A LOAN MODIFICATION DUE TO THEY COULD NOT CONTACT US when we have been calling EVERY OTHER DAY for 9 months. My wife is a stay at home mother and is home EVERY day and we also have caller ID - SAXON NEVER CALLED. They have closed the case since they say THEY cannot get a hold of US!!! We are trying to get help to avoid Foreclosure and Saxon Mortgage will Not work with us or contact us!

We are facing foreclosure as we are unable to afford payments and Saxon will not contact us to work with us to obtain a Loan Modification.

I filed paper work to get my mortgate re-worked back in Nov of 07. They said i had a few things missing and all the information was faxed in in Jan of 08. they put my case in the short sell department. I told them I did not want to short sell and they moved to the right department. To this date I have only gotten one phone call from them and then found out threw a company i hire to help get things done that I have a sell date in July. I have been calling Saxon for weeks and just keep getting the run around. No one will return my calls. To me it seems they are trying to take my house when i can make the payments.

Loss of sleep and stress not knowing if i will be kick out of my home. plus there trying to charge me late fees and others for there mistakes.

In November 2007 my mortgage was sold by Novastar to Saxon. I make my payments on time religously. February 15, 2008, I received a call from Saxon's Cusomer Service people stating that they had not received my February payment. I told them that it cleared my bank on Feb 1 and there must be a mistake. They asked me to fax in my bank statements to prove payment. I then contacted Bank of America via email and explained the situation and they replied that they would take care of it. They then supplied proof of payment to Saxon that I had made the payment and that the check had cleared the bank.

I do my banking ellectronically including aying all of my bills. They (B ofA) confirmed with me that they had spoken to a woman named Amanda who assured them that everything would be straightened out in 3 to 4 days. It wasn't!! It is now April 25, 2008 and my mortgage account is still not fixed. They show that I am always 30 days behind in my payment with an unpaid late fee. I attempted to talk to a manager and was told that he was working on it and that he would call me back. He never did. I think his name was Allen or something similar. I have been receiving 2 to 3 phone calls per day from them asking for my payment.

When I ask them to look farther down on their computer screen they see that there is an open work order regarding my payment. I have sent them 3 emails asking them to stop calling me and to resolve their error and report the error to the credit bureaus. Since I have caller ID both at work and at home I have stopped answering their phone calls. They used to leave messages for me but that has stopped. I also asked them to communicate with me via email only so that I can have documentation of their progress in resolving the account error. They have failed to do that also.

My credit rating is bing destroyed. I level of frustration and stree are at an all time high. I don't have $2019.00 lying around to give them an extra payment and let them off the hook. I recently tried to buy a new lap top from Dell and they refused to allow me to buy it on credit. I had a $5000 limit with them that has now been shut down because of this mess.

My ARM was 'sold' to Saxon in November of 07. I paid my November payment to the OLD lender (Novastore) and they passed it to Saxon. My December and January payments were made on time but NEVER credited to my account. Every time I would speak to a customer service rep, I was told, Oh, I see ALL your money is here but we have not credited your account. They told me to quit making payments until they got everything straightened out at their end.

I have refinanced my loan to get out of the ARM. The PAYOFF that Saxon claims I owe, continues to NOT reflect the Dec or Jan Payments. ALSO, they asked for proof that we had Fire Insurance. My wife faxed our policy to them. They ignored this fax and added $1,853 an escrow account saying it pays our Fire Insurance policy that THEY hold. I have never agreed to any of this. No one at Saxon has EVER called me. They are almost impossible to reach on the phone.

I have a 5 year note at 4.99 interest rate due to change on Dec 1, 2009 per mortgage note on 11/30/2005. My original loan was with Novastar, they sold it to Saxon Mortgage Services. I signed up for and reviewed an online account for the new servicer SAXON MORTGAGE and Saxon arbitrarily changed my note to 6.49% and their most current statement shows another rate increase on 6/1/2008.

I believe they broke the law to say the least.

Saxon Mortgage purchased my Oct/06 loan in Nov/06. I began contacting them in the Fall of 08 regarding a loan modification but was told that I was not eligible due to the fact that my payments were current. I was also told that I was not eligible to refinance the loan because I was upside down on my mortgage. The loan is 403,000 and the current estimate value is 173,000. I live in the second largest foreclosure city in the Nation and property values are decreasing here weekly. In February I filled out their online forms requesting loan modification paperwork after missing two house payments. I never received anything from Saxon. On April 23, 2009 I received my first automated phone call from Saxon. I called back and asked about the loan modification paperwork I requested. I was told that my loan modification has been denied because I submitted an incomplete loan modification package on 4/23/09 and my home is in foreclosure. I never submitted any package/paperwork to Saxon for loan modification. When I inquired further regarding the package they said I submitted, I was told the information was not available on the computer screen but I was denied and the home. I asked about a possible principal reduction and was informed Saxon does not do any principal reductions on their loans. I also found out on 4/23/09 that Saxon has private mortgage insurance on my loan. I have not paid for private mortgage insurance nor is it on any of the loan documents for this loan.

I have been having issues with this company ever since they took over my loan. My rate went up from 9.3% to 11.3% and I could not afford this payment. I asked them for help because I have been getting behind on payments. They sent me to call hope.org or no-hope.org. They did nothing for me. How can these people sleep at night? I have 2 kids and have lost income due to the economy. I did contact homesaverprogram.org and got help. I was not able to refinance but they were able to lower my rate. I don't understand how they could not help me directly and all they care about is collecting their money!!

Have sent in paperwork for home modification loan on 2/27/09. Everytime I call they said it has not been assigned yet. On April 4, 2009 called and was told to resubmit a new application because the one they said they "never received" was missing a financial statement and to resubmit that.

On April 24 called back and was told the application was rejected but couldn't tell me why but to wait until May 4, 2009 and submit a new one after they find out what the President is going to do. I lost my job and is 2 months behind in my mortgage. I found a new one but makes half the amount I was making. I am in Adjustable interest rate and cannot afford to have my mortgage go up. I am making monthly payments on my home but need to modify it so that I can be current because making less money and the same amount of bills will be impossible to catch up, especially if they keep raising the interest rate.

In the beginning when I first applied for the loan modification I was told it would take 7-10 business days once they received my application. I refaxed them the original paperwork along with the confirmation that it was received. Everytime I call and check on it, I cannot get an anwer as to if they had received it or not or they had received it but it just had not been assigned to anyone. I am continuing to pay monthly but need to get in the position of not having my house foreclosed upon. Any assistance or advice you can give me would be appreciated.

Since i became ill in march 06, i have been unable to work...that is a loss of 2,700 in income..my husband makes over 100,00.00 a year...aprox. 6 months after becoming ill we started to contact saxon mtg. for a loan modification..we sent all requested paperwork many many times, only to be told it could not be found...when i would call saxon i would be put on hold for almost an hour or better...if i was given the name of a rep, i would never be able to speak to that same person again, or they were unheard of..they bs you constantly sending letters saying that they are dedicated to their customers, etc...they are not.

i have not heard one good word about this company...they are rude, i was told by one woman, that if i could not afford my house to sell it and stop living beyond my means...WHAT...how dare she..well, this is going on 2 1/2 years now, well before the stimulus pkgs. and to date i am getting nowhere...i was served with foreclosure papers in june 08. i contacted the NYS Banking Dept. a few times and the last letter to saxon from them was answered by a woman named Athena W, stating that we again fill out the necessary paperwork, hardship letter, etc.. what, only to be lost again...and that our foreclosure will be put on hold...i absolutely do not trust them at all...i am so stressed and have nightmares that i will be locked out of my home and that my son's returning from overseas in the military will not have a home to come home to....i know i am in the same position as many..and desperately need help....

we have depleted every source of monies we had, my husband's 457 plan, sold personal items etc. to keep up on payments...the physical is horrifying..i suffer from severe panic attacks/anxiety attacks, depression/bi-polar and agoraphobia...we do not sleep and are in constant worry & stress over this unsolvable situation...i collect no additional income for my illness, but my husband does have a good job, 30 years with this company..my agoraphobia has worsened and the depression has totally taken over my life...i feel like just giving up sometimes, but, that is not the answer and i love my family...please can someone help us...

I currently have a home loan with Saxon Mortgage. They are based out Ft. Worth, TX I'm not sure if you are the correct contact for help but I'm not sure where to else to go for resources in this issue. The mortgage company has given me the runaround for months now. I am going to lose my house even though I have been trying to work with them and pleading for their help. I had called Saxon Mortgage in the later part of 2008 for help regarding my home loan. I had started the process of a bitter divorce and new that I was going to be strapped financially. Therefore, I contacted them prior to my payments being late. I was instructed to complete a packet and fax the information, along with a letter stating that I was in financial hardship.

I faxed the information and received confirmation that it had been received. I did not hear from Saxon regarding the receipt of this information. I called back and was asked to resubmit the information. I have now sent this information a total of four times. Each time receiving confirmation that the fax was received. After speaking to multiple representatives, I was informed that paperwork was missing (at which time I submitted it), the process had been closed, or they had not received the fax and put it into their system yet. Each time I called I had to speak with a different representative. I asked multiple times for an extension or a way that I could communicate with the same person I had just spent a 1/2 an hour on the phone with. They replied with the information that there wasn't a way to do that, Unfortunately. So, to add on to the confusion and stress as a consumer, I had to speak to someone different each time that had no idea about my situation. Also, I received redundant information as to what I had to do, and what I had already done, to lines of crap and absolutely no empathy as to my situation.

Finally, after having my house on the market (because I was no longer able to make the now large payments, since my arm had gone up during this time) I received an offer from a potential buyer. This buyer had everything in order and the offer was strong. Needing desperately to get out of this home loan situation (interest at 9% now) I accepted a bare minimum offer. By this time I had already received a letter stating that my house would be going up for auction in June. Come to find out due to late charges and fees, this offer was not enough to cover the loan.

To back track, I had called for a pay off amount and was told that I had to request it and then wait 72 hours for it to be mailed. What buyer wants to wait for a response from a seller for 3-5 days? Saxon refused to tell me the pay off on my own loan! Yesterday, my two realators and I made a conference call to Saxon asking for their help, once again in this situation. The only request we had at this point was to have some understainding that we were trying very hard to get out of this loan before we were completely ruined by a foreclosure and our buyer wanted to close in the next 15 days. They were unwilling to help us out in any way. They would not waive any fees, late charges, etc. They suggested a short sale but told us that could take months to do...our house was set for auction in 45 days. How exactly would that work out?

To sum up this story, I have lived in my house for 12 years. Both of my children were born there and that is the only place that they have lived. I am uprooting them and walking away from my home, having to pay 7000 to get out of it so that my credit is not absolutely destroyed and I can own a home again in my lifetime. I am simply asking for some help and compassion. The resources are out there. I here of banks and credit companies at least waiving late fees to help consumers out. That is all I am asking at this point.

Saxon Mortgage company, I feel, is not completing loan modifications, loses paperwork or claim they never received it, on purpose. We have never worked with a company so incompetent. My husband and I worked with Titanium Solutions to fill out all of the necessary paperwork for a loan modification in early February. This is a company hired by Saxon to help homeowners stay in their homes. Titanium Solutions electronically sent all my data to Saxon twice and it has been over two months and Saxon still claims they do not have ANY of my loan modification information. Not to mention that I also have personally faxed all of the paperwork myself not once but twice to the correct fax number in the correct dept. and .... they still claim they have received nothing.

I can tell from talking to some of the Saxon employees and Titanium Solutions employees that we are not alone in having this same problem. There are many complaints very similiar to mine. Now Saxon and Titanium Solutions told me I need to mail all of the information which I am going to send certified mail. Apparently if you fax them anything they won't or don't receive it. The Titanium Solutions representative also called Saxon with me from my home and we gave them all of our financial information over the phone. This first person we spoke to from the work-out department said that we would qualify for a loan modification.

When I called back a month later to see if they had received all of the paperwork necessary, another lady in the work-out dept. said they had no record of my financial information and asked for it all again. I read it off the same sheet that I had a month before. This second lady said that we would not qualify and tried to force/scare me into agreeing to pay 900.00 extra a month. We are obviously having difficulty making our regular payments and so I did not feel I could or should agree to this.

It is now mid-April and I am VERY frustrated. Interestingly enough, Titanum Solutions just told me that they were already paid their fee by Saxon for dealing with our account. That tells me that they did receive all of the necessary information, even thought they claim they haven't. I did find out that Saxon had been paying one company to compile all this loan modification data and is now switching to a different company. Saxon mortgage has no intention, in my opinion, of modifying our loan or any other.

It is very stressful being in this financial situation. More and more time goes by and is wasted with their incompetence or apparent lack of compliance with some of the new mortgage laws/guidelines set by President Obama. How can they get by with conducting business like this? Saxon is not trying to help homeowner's they are adding to their stress levels. It is also a lot of work to get all of this information together (need more current pay-stubs, etc.) each time.

Hello I am a co-borrower of a mortgage loan through Saxon Mortgage services for my parents home. In May of 2008 my parents and I requested to have a Loan modification done with Saxon. At that time we were approved for the loan modification and the process started. One of the requests of the Loan Officer handling the loan modification was that we hold payments on the account until the loan modification was completed. I having a credit score of 726 was concerned of the possible ramifications of doing such and that the withholding of payments would result in a delinquency reporting on the account.

After multiple inquiries as to what affect this would have we obliged and proceeded to withhold payment until the modification was complete. It took from May of 2008 to August of 2008 to complete modification. We had issues with them never getting the paper work to us. Finally, after receiving the paper work in mid August we completed it, had it notarized and mailed it back. Then another two weeks passed before the paper work made it to the correct person and the modification was completed. At the end of August when the first payment on the new Loan was due, which was a payment that included the last three months worth of payments. we maid the payment as expected.

In the mean time I was served with papers regarding a foreclosure being started on the home. This was frustrating as the foreclosure was do to the delinquent payments. I contacted Saxon and the company handling the foreclosure and it was all dropped when the payment was received. After speaking with a Saxon representative I was informed that the foreclosure was initiated because of the way their system handles loans, and the fact that it is not tied into loan modification processes. Anyways, this was resolved so foreclosure process was stopped. I then proceeded to check my credit report which now showed a 90 day overdue payment for the loan as well as a major drop in my credit score.

I then contacted Saxon trying to reach Cliff, the loan rep multiple times in September and October with no success. I repeatedly reached his voice-mail and got no response to messages that I left. Finally in November I found out that Cliff had not been with the company since August and that they had just not disabled hi voice-mail. Since then I have spent the last 5 months talking to multiple people at Saxon that have not helped me resolve this incorrect reporting. I have sent fax's to their Loss mitigation and customer relations and been informed that due to the extreme late payments there is nothing they can do to reverse the reporting... I'm frustrated. What do I do?

Since all of this I have had a lower credit score. I have also had my Credit Card amounts reduced because of the reporting. They claim I'm now a risk. I also can't get my house, which is separate from my parent's, refinanced. So in short my credit has been damaged.

Let me start off by saying I am a 24 year old military widow. My husband died one month after my 21st birthday. I was only 18 when we bought our first house, and because of my lack of credit worthiness, the home was soley in my husbands name. The lender refused to assist me with making payments, or providing information about the mortgage, so I was forced to use a mortgage broker to find a mortgage company would would give me a loan on the property. I was given a 2/28 through Saxon mortgage, with a 2 year prepayment penalty, and a 6 month adjustable rate mortgage, with the promise of being able to refinance at the first adjustment period as long as I made all of the payments on time. (Which I did)

Well, due to the economic downturn in Florida, and across the country, I found myself out of work when the first adjustment came. Because I was living on a fixed income, I was told I did not qualify for a loan modification. The payment adjusted up almost 300 dollars a month, on a 126,000 house! This increase left me unable to afford the new, higher payment. So, I began contacting Saxon Mortgage, in an effort to receive some assistance. I continued to remit the old amount, and advised Saxon that until the issue was resolved, that was all I could afford to pay. To this day, Saxon is still refusing to respond to my inquiries. I have written letters to the Attorney General, Governor Crist, the Office Financial Regulation, and Fannie Mae. Most recently, I have filed a complaint to the FTC.

I simply cannot afford this new payment, but I don't think I should have to lose my house. In this economy, How could the mortgage interest rate possible go up? Now, the credit I have worked so hard to earn is getting soured, all because they won't assist me in lowering my interest rate. I am in fear of losing the dream my husband and I worked so hard to achieve, and all because Saxon doesn't want to be bothered.

I sent the proper paperwork to Saxon Mortgage Co Loss Mitigation Department in Dec 2008 for financial mortgage assistance. I have received a recent letter from a collection company regarding my mtg and have yet to receive any assistance from Saxon. Phone calls have not been returned. Husband and I are both disabled and not working.

Was given a payment plan that is more than my usual payments and includes 400 in late payments. I want Saxon's return call on this and, as discussed in Dec. 08, a better interest rate to assist us.
