Debra of St. Augustine, FL May 23, 2009

Ever since my mortgage was refinanced through TBW, I have not been able to talk to anyone regarding questions or concerns about my escrow or receive copies of paperwork that I have requested. I have sent seveal emails, been unable to talk to anyone. I am in the process of refinancing my loan and I am unable to contact anyone in TBW through email or phone to get the copies of the paperwork I need to refinance. I have never dealt with a company that is no horible with customer service. I am glad I will be leaving this company soon. I need the paperwork now, without it my loan closing is delayed and could cost me higher interest rates. I am a disabled Vet and need to refinance while the rates are low.

We tried to do the loan modification and filled out the required paperwork and sent it in and they never so much as called to tell us that they have recieved it. I have emailed them to see if they had recieved it and they never have replied. We have been trying to get a hold of them by phone, the numbers they list is BOGUS... it always is a busy signal... The other numbers we have tried have been disconnected.

I have spent as long at 2 hours on hold while my kids took a nap and no one ever answered, it was just a recording. I go through the phone prompts and then it goes directly to as busy signal. I will call and it will tell me to enter our loan number and then it just hangs up on us. I have emailed them and they do not reply.

This company is a joke... This Company is not going to get another payment from us until something changes and they start to help the people that have mortgages with them... If you read this DO NOT USE TAYLOR BEAN & WHITAKER as a mortgage broker they will NOT help you when you need it. If you so much as are suggested by a broker to use their product run, and do not use them...

Sherry of Wooster, OH May 13, 2009

We have been trying to sell our house for almost a year. My husbands former company owes my husband a large sum of comission so when my husband did not get his earned commission we called Taylor Bean and Whittaker immediately to work out some kind of payment plan. They told us they could not help us, so we listed our house and my husband accepted a job in another state. I continued to call Taylor Bean and Whittaker to see if after missing a payment they could finally help us out. They said no...not even a short sale.

So we prayed to sell the house. December our house went into Sheriff's sale. Again we called frantically what we could do and they said we would have 6 months to redeem our house. I told them we had our house still listd to sell. They said go ahead and try to sell it. We got an offer way below the amount owed and was told to put in a form for a short sale. We did and they accepted the short sale. The buyers need to close very rapidly so we have been pushing paperwork back and forth. Yesterday my husband received an e-mail from TB&W and they said deal is no longer, it's null and void. They are going directly to the buyers and knocking out the real-estate agents that have been working very hard on this deal.

In the past year we've been treated like garbage. Told by one customer service rep for TB&W that she could sell our loan for 5.00 and she come after us for the rest. We have hit walls, gate keepers, and over 100 plus house of waiting to get disconnected or turfed elsewhere. We have tried everything we can. It seems so unfair that we did everything in good faith. We kept the house in excellent condition. I hear stories of home owners destroying the house and not caring. That wasn't us. We now are tied up in a lengthy law suit to get my husbands lost comission and our credit is in the garbage. We loved being homeowners. We always took excellent care and pride in our home and community. We have had our dreams ripped out from us.

There has to be some justice for what Taylor Bean and Whittaker had done to us. They are frauds. I cannot imagine how many others are out there with the same nightmare experience that we've received. Also, they would sell our loan off every year to Countrywide who than would sell us back before a year to TB&W. We could never get any help because we were never with them for years. Good SCAM TB&W. Be careful with them. Any class-action lawsuits we would love to hear about!

I have been trying to contact someone about the modification stimulus package. This is advertised on there web sight. I have been on hold several times for 4 hours. before being disconnected by there phone line. I have been trying to reach someone since March of 2009. By phone and internet. till this day I can not reach anyone. No one will return calls or request I had been prompted by them on the internet, no response. I don't know what to do from here to take advantage of the help from our president offered. If the Mortgage company is saying they offer the help but won't talk to you to get the help. Where do I go from here.

Ivan of Sparta, MO May 6, 2009

My wife and I purchased a home in October or November of 2000. The property was financed by Taylor, Bean & Whitaker Mortgage Corporation of Ocala, Florida. We sold the property and the sale was closed by D. D. Hamilton Title Company,301 W. Washington, Marshfield, Missouri 65706 on Thursday, April 30, 2009.

Several times over the past several months we had tried to contact Taylor, Bean & Whitaker by phone to obtain a "positive & accurate figure payoff" figure on the loan. In spite of repeated calls, answering machine stalls and not being able to reach a living, breathing and helpful customer service person we kept calling in but in but repeatedly in vain.

Our April 7, 2009 Statement from Taylor, Bean & Whitaker showed a Principal balance of 62,173.42 and an Escrow balance of 522.59.

However like my wife and I, the Title Company was also unable to reach Taylor, Bean & Whitaker for a "payoff balance" , in spite of repeated and frustrated attempts over a period of several days. Finally on the day of closing the Title company tenaciously stayed on the phone trying to reach TB&W until they finally got a customer service rep. But the "pay off" figure given the Title company by TB&W over the phone was 62,907,59 which was a total of 1,256.76 MORE than the principal balance shown on the April 7, 2007 statement. And the 522.59 Escrow balance which appeared on the 4-07-2009 TB&W statement was not even referenced on the phone call pay off balance figure.

Furthermore TB&W was authorized to debit our checking account for the monthly payments on the loan. The 4-7-2007 statement shows "Recent Activity" on 4-6-2009 which was the monthly payment for April of amount of 523.81. So that makes me wonder if there is even an extra 523.81 discrepancy in the "pay off" figures given the Title company over the phone by Taylor, Bean & Whitaker.
