Houses are a big pain, no doubt about it. Something is always broken, stopped up, leaking or starting to smoke. The idea of a "home warranty" sounds attractive but all too often, the reality is something else, as the complaints in this section show.

Minor appliance repairs can turn into major productions and major repairs are all too often not covered under the "pre-existing condition" clause. So the question is: would you be better off saving the money you'd spend on a warranty and putting it aside to help cover routine maintenance problems?

Henry of Pacheco CA (1/21/03) thinks so:
Their standard plan covers nothing. They won't cover things that can be cleared from your sewer line, they won't cover things that can't be cleared from your sewer line and they won't cover you sewer line at all unless it breaks right under your house.

I'm out three grand to replace the sewer line on the house I just bought, plus carpet cleaning.

I won't go in to ll the gory details as there are hundreds of posts about how the comany operates, but this is notable: After having my dishwaher fail, company sent out a contractor who we paid the 100 deductible. They replaced the pump a week later and detrmined a valve was also bad, they replaced this valve a week later and determined the new pump was leaking. 3 weeks later, dishwater is still not functioning and they can't get in touch with the contractor. After hours on the phone I was actually told by a woman in the authorizations department that a dishwasher is luxury...most people do not have one. That pretty much says everything you need to know about this outfit.

Basically I finally needed help with both my refrigerator and washer having not made a claim for 5 years and Ive been told under their new contract certain things have been moved around and these two items are optional coverage. Ive paid for them to be covered for over 5 years and because they change the format of the document, it now has under standard plan, certain items but some of those items are not really included they are optional.

Needless to say, this company is more than happy to take my money but will fight you, and eventually say too bad, we are not going to pay for that. This company [is bad] and I cant wait to change.

Bought a house in Sept 2008. In October 2008 the pool pump stopped pumping. Called for a service repair, paid an additional 55 for a service call. The pool company came out and came up with a laundry list of things that needed to be fixed. The total bill was in excess of 1500. Old Republic Covered none of the repairs.

A week or so later, the drain under the kitchen sink developed a leak. I paid another 55 for the service call. The plumber came and discovered 300 in necessary repairs. Again, Old Republic covered none of the repair bills.

I called a week or so later to cancel the policy to obtain a pro-rated refund. I was transferred three times and then placed on hold for more than 10 minutes.

Don't waste your money on this policy.

they have schduled serveral times for a plumbing repair and their contractor either does not know or will not show & then tehy try to offer you minimaul amount of money to do repair

I have had shower leaking for 3 weeks and it has damaged my hoouse & their responce is we do not cover secondary damage contact your insurance company , while they are the source that cause the damage by lack of getting timely repair

The outside air condition unit was not cooling the house, they sent about 5 or 6 technitians to fix it and they could not fix it. Finally they said that they were not going to send anybody, that I had to replace it myself.

I dont have the money to replace it now, since I spent it on the insurance.
