Houses are a big pain, no doubt about it. Something is always broken, stopped up, leaking or starting to smoke. The idea of a "home warranty" sounds attractive but all too often, the reality is something else, as the complaints in this section show.

Minor appliance repairs can turn into major productions and major repairs are all too often not covered under the "pre-existing condition" clause. So the question is: would you be better off saving the money you'd spend on a warranty and putting it aside to help cover routine maintenance problems?

Henry of Pacheco CA (1/21/03) thinks so:
Their standard plan covers nothing. They won't cover things that can be cleared from your sewer line, they won't cover things that can't be cleared from your sewer line and they won't cover you sewer line at all unless it breaks right under your house.

I'm out three grand to replace the sewer line on the house I just bought, plus carpet cleaning.

Incident 1: In June the AC went out during a heat wave of over 112 with exetreme heat warnings. Old Republic couldn't get anyone out for 4 days. There are children and an infant in the house. Old Republic did not consider it a cause for Emergency Service so we had to stay at a hotel. When I was able to get a supervisor to call me back, he advised that with the heat and an infant in the home, it was considered emergency service in their guidelines but they would not reimburse me for the hotel room. I was asking for 160 for 3 nights which is not an outrageous price.

Incident 2: Their brochure shows that the Silver upgrade (which I have) includes the washer and dryer. I called to have the dryer serviced and they advised that it is not covered and I needed to look on their website. I was able to finally get someone to look at the actual brochure that they mailed to me with my renewal and they said that they apologized that it is unclear compaired to their website. I've been renewing this coverage for over 3 years thinking I had the coverage to find out now that I don't and they will not even work with me on it and I cannot get it covered in the future because they claim I never had it on my plan.

I had to pay the 55 service call fee plus 160 for a hotel room in June. In Oct, I had to pay to have the dryer fixed.

We have had Old Republic for 3 years. I am disappointed to read some of these negative reviews but it seems like most of the complaints are from people who do not understand how a warranty or service policy work. We have had our furnace, air conditioning and refrigerator fixed as well as a dishwasher fully replaced under our warranty with Old Republic. I'd rather have to wait a day or two extra than have to pay the thousands out of pocket that the repairs and replacement might have cost us.

I called on 8/21/08 to request service nobody called the next day so I called the contractor. ORHP gave them the wrong number so they came out on 8/22/08 looked at the unit and said it needed a Furnace control board. They submitted the repair request and told me it would be 3-5 days now its been 7 days and I still have no A/C. I called ORHP and all I got was a run around they told me they ordered the part last week and are waiting for it. So I called the A/C guy and he called where they said they ordered it from and they said they have 108 of them in stock right here in Phoenix. So another call to ORHP and they have no explination of why I don't have the part I spoke to a supervisor and all he did was give me smart ass answers so do yourself a favor and DO NOT choose Old Republic Home Protection

I just bought a home over 1 month ago and the face plate on the microwave for the oven/microwave wall unit came loose and the glass was falling out. I called Old Republic and there tech stated he doesn't know when or how this occured but stated that you can't find parts for this unit anymore. I explained that the home inspector notes that everything on this unit was working fine, and ORHW is still telling me that this is pre-existing and that it occured before we moved into the house even though it was working fine when we moved in. I keep calling and they keep telling me that my claim is denied and when I explaine again the facts they state they will look into it and I never hear anything unitl I call back again and the same thing every time.

I purchased a home in Naples Florida July 2008 and broker agent bought this extend home warranty for one year. Fay came last week and power kind of on and off for a few times causing the fan motor to break down. I called ORHP to see if the warranty helps. They sent a local contractor guy came to collect 55.00 for a service call. He found out that the fan motor is burnt. And I didnot hear anything (Thurs, Friday ...) we had no ac since wednesday last week. I decided to call him today to see if he ordered the part and he told me that he's going to put a call with ORHP today and I turn around and call ORHP to see the status and they told me they are talking to him on the other line. A few minute later the contractor informed me that he'll what to do in the afternoon when ORHP makes decision whether to repair or replace it. I have called my regular maintenance guy to repair it today. I can no longer wait for them (the contractor and ORHP to play game).

Anyway, please think ten times before you are thinking about buying extend home warranty.
