Kendra of Noblesville IN (06/30/08) May of 2007, I found a new floor plan with Beazer homes. I was getting a huge discount because this home has never been built. I put down the 500.00 earnest money and got a pre-approval through one of their prefered lenders and they began to build my home. Because they were going to use my home as a model to show Beazer had people in and out of the house everyday.
Two months before I was suppose to close I received a email from Beazer that I did not have a pre approval and they have sold my home to someone else. I did not receive any warning from the lender, who was a friend of Clay Burris nor did I get a chance to find my own mortage person. This was a year ago. As of today I have not received my earnest money back.
Because my lease was expired I had to find a new home for my family and I have not been able to sue Beazer for breech of contract. Carolyn of Moncks Corner, SC June 7, 2008
Carolyn of Moncks Corner SC (06/07/08) We purchased our 1st home, and were told our new home would be completed in July initially, on June 1, 2007, we moved out of our townhome in MD, left our employment and moved to SC while waiting for home to be completed. When we got here they had not laid the foundation, or leveled the land, they had our Good Faith Deposit, but were lacking in Good Faith on their part, they avoided responded to our calls, and when they did respond they gave us date, after date after date,
When we were told to come in for the Design Studio, we thought that we were actually going to go to a studio, instead wew were rushed into this small room in the sales center by Marta, who talked so fast and appeared to be in a rush to get through our session, she didn't tell us that we could get blinds installed or outside back spotlights for night, or automatic garage opener. Now, in order to do those things, we have to have the association authorize. During our 'pre and post-drywall orientation' my husband and I both asked all the pertient questions, we were informed that all our concerns would be met by the time we did our walk-through. We did note all our concerns in writing, during final walk-through, several concerns came up, we were then told by closing those things would be taken care of.
When we finally got our keys, and entered our new home on Oct. 1st 2007, we were very excited, considering we paid 235,000.00 for our home w/o using their morgage company, we expected that our home would be of high quality workmanship, were we disappointed! Our master bath, has a small stall shower, that you can barely turn around in, I have since started using the 2nd bathrm. tub and shower, the paint is coming off the shower stall walls, the floors creak, there's a dip in the upstairs hallway floor, there's some kind of bulging spot in the ceiling of the 2nd bathtub/shower, the shower curtain rod came crashing down when visitor was in the shower ( no one told us it was not a permanent rod ),clothing rack came out of the wall when I hug up apprx. 20 itiems, leaving a lg. gapping hole in the wall, and scratches all the way down the wall from the rack, the carpet has clogged 2 very expensive vaccum cleaners, it sheds like no other carpet I've ever seen and it's supposed to be upgraded, there are warped areas in the ceiling of the kitchen eating areas, we were told that the microwave has the ability to keep the smoke at a minimum during cooking, but when using the house still fills with smoke, have to open doors to let out.
Washer and Dryers were also upgraded, but weren't connected properly,the washer has had GE serv.man here 4 times already,the dryer exhaust pipe was not cut properly, not allowing the vent to open still not repaired, GE says homebuilders' responsibility. Concrete was left on the garage floor, the patio, and the screened porch floors, which we had to chip away with hammer to break up lg. chuncks, (we were told some one would be back to clean it up, and to power wash the areas, because of the staining of the work materials,and soil), we were also concerned about the foundation cracks and holes that we can see will be problematic in the near future.
We pay an annual Assoc. fee here we have not been told what were're paying for, we had a fountain that spouted up out of the lake, that has now been dismanteled, when all the had to do to increase Property appeal was put in the correct fountain apparatus. We told to write everything down for our yearly inspection,and submit before the 1yr. expires. The assist. foreman informed us several times that he had no idea that our home was scheduled to be built until late June/July, and that they had 4 other homes also scheduled at the same time, we felt that we didn't get the attention to construction as some of the other properties did because they were behind schedule with our construction.
My husband and I both feel that we wouldn't buy a Beazer Home again, if they can't improve on their customer service, and their Reps., don't SLOW down to allow themselves to represent the company and to assist the customer. we'll see, hopefully Beazer will start to step up to the plate and live up to their advertisements. Purchasing a home in this area of SC at the price we paid for it should have given us at least a semi-luxury home, which we don't feel we got. Diane of Fairfield, OH June 6, 2008
Diane of Fairfield OH (06/06/08) Plain and blunt.....did not finish the job....did not come back to finish the job....sloppy craftsmanship through out the building of the home. mortgage company option one....who they were in business with when you purchase the home....very poor service....

Larry of Summerville SC (05/05/08) We spent weeks looking at different new homes and apart from the floor plan one of the deciding factors was we wanted a neighborhood with a pool. We found the Reminisce subdivision by Beazer. It had a floorplan that worked for us and a new Amenity center with designs for a very unique pool. We have a 7 year old that loves the water. This seemed to be the perfect location. We met with the sales person in Feburary 2007 we were told at that time that the pool would be open by July 4th. We signed the contract and looked forward to moving in. As time went on we did not see any change in the pool area and in June we stopped at the sales center to ask about it. At this time we were told that the pool would be open by the end of August. We accepeted this and started to plan our son's upcoming birthday party as a pool party.
After weeks of delays on the closing of our new house we were also informed that the pool would not be open until the middle of September, after the date of our planned party. In the middle of September we were then told that the pool would not be opened until the next summer. As of March 2008 we were told at the sales center that the pool would be open for Memorial Day weekend. We were delighted to hear that it was finally happening. Two weeks ago at our latest homeowner meeting the Beazer representative informed us that the pool would not be opened this year and that the reason is that Beazer does not own the land that they planned to run the water lines through as well as part of the land that they built the parking lot on.
I feel that Beazer has mislead all of the homeowners through thier constant lies. How could they fulfill thier obligations when the do not own the land? What kind of company plans a community and does not ensure that it has the land to build it. The worst part is that the homeowners dues are designed around paying for the pool and there was no delay in collecting those dues. The worst part is that the pool and pool house are at 90% complete. According to the county records the property in question is owned by Seabrook at Butternut LLC with a registered agent on file of Neal Baker in Charleston SC.
What the homeowners want to know and what Beazer will not disclose is whether the cost of the land was previously agreed upon and now the owner is wanting more or if (this appears to be the case) Beazer is trying to change the terms because of current market conditions. I understand that the market is down but that does not give them the right to refuse to perform on agreements that have been made. The Beazer rep at the latest homeowners meeting advised us that it would be better for us not to involve the media. We are supposed to believe that Beazer has our best interest in mind? In my opinion this all boils down to money and Beazer's unwillingness to spend it to fulfill their obligations.
We are paying for something that we do not have. The lack of a finished amenities center is further depressing the property values in the neighborhood. Helennah of Dumfries, VA April 29, 2008
Helennah of Dumfries VA (04/29/08) I've purchased a brand new end unit townhouse built by Beazer homes Virginia on March of 2006. Then approx a year & 2 months later (May 2007) I've hired a contractor to build a deck & once the deck was finished, I started having this water leakage problem right by the sliding glass door in the basement which was right below the deck. So when I started having this problem, I assumed that my deck contractors messed up or did something wrong along the way so I've asked my contractors to fix the problem. Well since I've asked my contractors about the problem they came out more than 4 times to do whatever they could do. So finally I got sick of waiting & scared that I'm going to have a major mold problem (I'm allergic to mold by the way),
I've contacted the gentlemen who is with Prince William County, who is in charge of customer complaints. Mr. Ray Jackson is his name and a few weeks later, he sent out one of the county inspectors. After looking at the problem area the inspector told me that he thinks that it's not my contractor, but BEAZER who poorly installed the sliding glass door in the basement. The reason being is, before I have a deck, the water couldn't travel well enough to cause a water leakage problem in the basement just by the siding but once the deck has been built, it's just so much easier for water to travel from the deck, to the siding & into the little cracks by the sliding glass door to end up on the drywall of my basement.
To make the story short, Mr. Jackson also called & told me the same story. Since then, I've gotten Beazer to come out & told them what was going on & Beazer, AGAIN told me that it's my deck contractor who didn't flash well so I need to get this problem fixed by my contractors, Not Beazer. So Again for the last time, I've asked my deck contractor to come out & Re-Flash the area Beazer told me about. Well it's been a few days since my deck contractor fixed the problem but the water leakage is still same & I've told Beazer that it's you who messed up on putting the sliding glass door. I'm writing this compalint because Beazer is totally ignoring this problem now & told me that if I want to contact anyone in comsumer compalint department then go ahead and do so. This is just wrong for them to ignore my compalint & they are just keep blaming it to someone & trying their best to avoid the whole situation!! Please help!
I actually could smell mold in the basement now (again I have to remind you that I'm allergic to mold).. and it looks like my sliding glass door is about to pop out because the dry wall has been severely water damaged that I can see the frame of the sliding glass door now! The paint is peeling off & I see water marks everywhere on top & side of the drywall & when it rains, it pours so I always have to leave a waste basket right underneath! I check every time it rains & I always find a good amount of water in the waste basket. Mr. of Lancaster, TX April 14, 2008
