    Homeowners shouldn't have to vigorously fight for basic warranty fulfillment. If Woodside Homes isn't upholding their side of the contract in a timely manner take action: 1. Seek legal guidance immediately. 2. File complaints with the Arizona ROC. 3. Share your stories publicly via social media. We have seen homeowners and inspectors bring much-needed transparency to the building industry in Arizona. Woodside needs to be next.

    I would never purchase a home from Woodside again and would advise anyone looking into purchasing from them go somewhere else. As far as the work in the actual homes goes, it’s pretty standard since all the builders use the same contractors. The service from Woodside is absolutely horrible. The customer case rep Lisa must have either had no training or was trained to give customers horrible service so that they would get so frustrated they would just give up.

    At our 1 year walkthrough through she took notes as we walked through the whole house as there were a lot of issues that needed to be taken care of. When we followed up with her she had us send her an email listing all the issues. What notes was she taking during the walkthrough? After sending her the list we had multiple issues with her not setting up appointments, asking us to describe what needed to be taken care of in follow up emails even though she could have read through the thread, as well as not replying all with my husband and I to emails which made follow up even harder. There were multiple issues she noted would be taken care of that were never remedied. We have bought new builds with other builders and always had great customer service experiences with them. I will be posting reviews on multiple platforms so all potential buyers that Google them are fully informed before making such a life changing decision.

      Their sales team WAS amazing (until they merged with Richmond American and laid off their most hard working and talented people) so now the people in their model homes are all NPCs - it's hard to even go look at a model home now because all of the personal touch that made us fall in love with our home is gone from their process and they're just another cookie-cutter boring builder that won't take any risks anywhere.

      From a quality perspective, we are 5 years into owning our home and we are STILL finding things that Woodside did wrong. From fighting with them tooth and nail to fix anything during our one year grace period, to spending thousands of our own dollars to fix things they should have (but what are we going to do, take them to court? Sorry... we both work), I would hands down NOT recommend them as a builder, or as a company to ever do business with.

      I believe that their sales people were genuine in their desire to sell us a good home, and *if* Woodside had not given us the runaround and made it *so incredibly difficult* to get anything fixed after we closed, I would give them 3 stars because I do love my home, but I think their tactics are slimy and shady, and they obviously do not truly stand behind their product.

      Several other homeowners in my neighborhood were considering a class action lawsuit, but we decided against it as we determined it would probably hurt resale value. The fact that enough of us have had SUCH an incredibly frustrating time dealing with this company post-sales should be enough of an indicator to stay away!

      We purchased the MGM Grande 3600 sq ft in 1996 and have had nothing unexpected happen. The Trane AC units were replaced at 20 yrs but nothing else other than changes we made to flooring, master bath mods, tall baseboards and crown molding to match throughout. We also updated all counters with Sedna granite throughout the house. We had one problem with a curve in the banister where the wood started separating way beyond the warranty, like 15 years after build. After speaking with them they offered to come out and take a look with the Artistic Stairs people who initially built it. After review, they offered to make the correction free of charge. Wow, amazing customer service. Also meets an energy star rating and the doors and windows, now 27 years old operate like new with no leaks...

      We bought a home in Lake Las Vegas in 2024 that was built in 2020. The outer wall is cracking and the wall is separating at three different connections. Meeting our neighbor on the cracking side, they told us the builder had patched the wall three times already and never fixed the problem. We contacted the previous owner who said she repeatedly complained to the builder but all they did was patch the wall. Then it would crack again and they would come out and patch the wall again.

      We called the builder and someone came out three different times (once with their wall builder) to look at the wall. He even asked me once how I think it should be fixed! I’m no wall builder but if it keeps cracking I’d replace the wall with proper footers. I thought they were about to fix the wall, and then they ghosted me. No return calls, no return texted. No return emails. Extremely unprofessional. We are now looking into legal action to get a resolution. I would never buy a home from such an unprofessional company.

      I would absolutely not recommend Woodside Homes to anyone! We bought and moved into this townhome in West Haven less than two years ago and are already having to replace the central air! The coils were installed upside down- which you can’t even get to, to repair without a sawzall and a major repair bill, on top of a new AC unit, because of the electrical grid they installed in front of it. I can’t even believe we have to fix this after 2 years!

      We built with Woodside in Utah, but for the past year we’ve been trying to get them to fix a major mistake that should have been resolved before we ever moved in. We even pointed it out during our walk-through, and were assured that if it became a bigger issue down the road, the warranty would cover it. HOWEVER, every time we contact them, we just get the runaround. This is beyond frustrating—and completely unacceptable—especially considering the issue poses a potential safety risk to others.

      Our house is in Mesa, AZ. When we closed, it seemed really warm in some areas. We asked them about the heat in the house, and they said we may need fans and blinds. No, we needed insulation. They failed to add insulation to our attic - specifically, there are huge gaps where they appeared to have put drywall up on the ceiling and never added any insulation. When you enter the crawlspace, it's all drywall and trusses - in Arizona.

      We paid almost a million for this place, and - as it turns out - assuming they would do their own quality assurance on the attic insulation was a horrible mistake that has cost us thousands. The first gap we found, I couldn't even get to myself but I could see from an area where there was room for me to fit. The second needed a small camera into a can light to find - I couldn't even figure out how to get to it from the access points. I'm a 50-yo woman all of about 120lbs soaking wet and - apparently - it was my job to do the quality assurance in my attic. If you can't assume they do any quality control on stuff like insulation, what else did they cut corners on? If I could do it over, I would NOT have purchased with Woodside.

      If you desire a nice looking home with... Questionable build quality. Woodside is the builder to select. Glendon Vinyards, 2021, rush job, cracks, large void on foundation and uneven floors with bulges. Water leaks etc... Best dumb house we have ever purchased.

      I am extremely disappointed with the experience I’ve had with Woodside Homes, particularly regarding their failure to honor the terms of our contract and their lack of response when I sought clarification. My partner and I recently purchased a home located at Summit at The Dells in Prescott, Arizona. As part of our agreement, Woodside Homes promised us a $15,000 incentive to be used for window coverings after the closing of the home. This was clearly stated in our contract, and we made sure that this agreement was documented and confirmed in writing during the purchasing process. However, after closing, the promised $15,000 was never provided. We were left in the dark about why this was not fulfilled, and we have received no explanation or transparency from Woodside Homes.

      We understand that home pricing can sometimes be adjusted, but the $15,000 was specifically designated for window coverings, and there is no reason this should have been absorbed into the sale price without our knowledge. What’s worse, I attempted to reach out to the Director of Sales and the Designated Broker at Woodside Homes over 14 days ago, but have received no response. This lack of communication is not only unprofessional but adds to the frustration of dealing with a company that seems to have no regard for honoring its agreements. It feels as though they took advantage of our knowledge as homebuyers, promising us an incentive that was never delivered.

      We were counting on that $15,000 to cover a major part of our home's finishing touches. Woodside Homes should have been transparent about the status of this incentive and should have followed through on their commitments. At this point, we are left with no choice but to share our experience online in hopes that others will be aware of the issues with Woodside Homes. We are still seeking a resolution, but given the lack of response so far, I am concerned that they have no intention of addressing our concerns. I would strongly advise prospective buyers to be cautious when dealing with this company, as their customer service and accountability seem severely lacking. Buyer beware: This is just one of many issues we've encountered with Woodside Homes.

      Worst decision EVER! This would have been our 3rd home built, so it’s not we are new to this. Woodside doesn’t care about your concerns or trying to fix them. We were going to buy a home from Woodside in Clovis, Ca. My husband is a concrete contractor and very familiar with concrete. Our foundation was poured on one of the hottest days in the summer, and they took no precautions to help ensure that it was sound. Within a month of pouring the foundation, we had a huge crack extending from one bedroom across the hall and threw a bathroom. Big enough that my concrete contractor husband was very concerned! After bring it to their attention, and voicing our concerns, they simply said we’ll get back to you.

      Several months went by and more deep cracks continued to form across the whole living kitchen and dining room. One crack even extended all the through and to the outer edge of the foundation. At this point, we told them we wanted to get a second opinion on the structural integrity of the foundation and asked if they could hold off on construction until then. They said we needed to set up a meeting with the VP and contractors first, only to find out they went and filled the cracks with epoxy before the meeting, and before we had an opportunity to get a second opinion.

      Considering the price point of these homes, you would think they would ensure quality of their product. It felt very sneaky and dirty that they covered up the cracks before we could have them looked at. Even worse, they only covered up the cracks where it was showing. One of the cracks led under the shower, which they installed and just epoxy around it. So now whoever bought this home has a cracked foundation with open cracks underneath the shower. They refused to work with us or help us to feel comfortable with such an important aspect of the home. They would not give us our deposit back. They don’t ensure quality or care about your concerns. Everyone knows the foundation is the most important part of a home and cracked in the foundation will continue to grow bigger as the house settles. DO NOT BUY A WOODSIDE HOME! They’re only concerned with giving you a finished product not a quality product.

      So I purchased my home with Woodside Homes 3 years ago (new build). I was very happy with my home. However the problem I have with them is their follow-up process. I brought to their attention something that needed to be fix in my home, they never created a ticket for it, they came and looked at it, said it seems to be working fine and was done. Fast forward to 2024. I still have the issue and the reason I'm just following up is because I was away from my home (another state), working and was very busy. Now they are telling me that they have no record of my complaint and they will said to me "we will not be addressing your concern". For me it's the principle - because I have my own Home Warranty ($50 Deductible) that I can use.

      I moved into my Woodside home in October of 2017. I moved half way across the country after my husband passed away earlier in the year, and the nightmare began! My home was filthy, blue tape was everywhere. I immediately started addressing issues with Woodside. I even paid their painters out my pocket to do the touch up painting. I worked day and night trying to get my home cleaned before the moving company arrived. The dishwasher was leaking within 2 weeks. I allowed them to have a new dishwasher repaired. A few days later, it was leaking again and damaged the kickboard beneath it. I had to insist that it be replaced. When they pulled the dishwasher out, a huge hole was exposed with green tape off to the side. This was a definite sign the worst was yet to come.

      I turn the water on in the upstairs hall bath in April of 2021, and water was pouring through the ceiling downstairs. I called Woodside Homes and within an hour someone arrived at my home. I was told that they would have to open the ceiling up, to see what was going on. They found the plumbing under the bathtub had not been properly installed. This bathroom rarely had been used. I always go in there and do general cleaning and run water to keep the drain clear. It took almost 4 years for this problem to surface. A couple of weeks ago in this hall bathroom, the toilet wouldn't flush. I decided to have it replaced.

      I have been replacing the cheap toilets that were installed when my home was built. When the toilet was removed, the lower part was packed with sewage and the flange was packed with sewage. This bathroom rarely gets used as I stated earlier. The plumber snaked the drain and dropped a camera down the drain to see what was going on. He found a belly in the pipe and some other issues. He stated that the plumbing had not been installed properly. I contacted Woodside Homes several times before I got a response.

      Woodside Homes has omitted my community off their site to request service. It took me some time to find a phone number to contact them. The customer service representative that called me was an individual I had dealt with more than a year ago. I had water coming into my upstairs balcony door when it would rain. My window cleaner who comes out yearly noticed that the sliding door was not installed correctly. Jeff is the customer service representative that came out. He insisted that the door was installed correctly and poured some water directly into the drain to demonstrate that the water was draining. When rains, the rain doesn't pour straight into the drain! I didn't argue with him. I hired someone to properly reset the door.

      When Jeff called about the plumbing issue, he tried his best to manipulate what I told him. I called the plumber that found the problem and he spoken with Jeff on a 3 way call. Jeff immediately wanted him to hang up. Jeff started raising his voice at me and spoke very disrespectful to me. My significant other came downstairs and heard how disrespectful Jeff was speaking to me and asked him to stop. Jeff continued on until my significant other raised his voice and Jeff finally lowered his tone. He continued to try and manipulate everything he was told by my plumber. I asked Jeff for his boss' name and phone number. After requesting this information four times he gave it to me. His tone was quite different at this time, and he stated he had been communicating with his boss about this issue. He said he was quite busy and he would call me back before the end of the day.

      When he called back he stated my home was old, and out of warranty. He is correct. My warranty is out, except for structural issues. Latent defects in plumbing that was not properly installed when my home was built, as a part of the structure of my home. Jeff also told me that Raptor Plumbing installed the plumbing in my home when it was built. I sent a video to Jeff that was provided by my plumbing technician.

      The following morning I called Jeff's boss Jacob. Jacob was very cocktail and rude! I asked him to lower his tone with me and he stated he was 6'4 inches tall and weighed 400lbs. He said it in a way that frightened me. Jacob told me that they could call Raptor Plumbing to come out at look at this problem, but I would have to pay for it. I had mentioned to Jeff prior to this I was on a fixed income and couldn't afford these expenses. I also told Jeff that I had my home built so that I wouldn't have to worry about maintenance issues such as major plumbing. I keep my home very well maintained and my neighbors can vouch for that. Jacob sent me a text message for me to agree to paying Raptor Plumbing to come out to assess this problem. I agreed to it, because I don't want this problem to worsen.

      The following day I received a phone call from Jacob and Jeff. Jacob stated that I had been through a lot and Woodside Homes would pay the Raptor Plumbing inspection cost. Jacob stated they were going to have all the plumbing lines inspected by Raptor Plumbing to see if there were any more plumbing issues. I have four bathrooms in my home. I have never had any backups from my drains or toilets. I've only heard the drain from the laundry room gurgling at times. The gurgling would occur when I hadn't used the washer. My laundry room is next to the hall bathroom with the plumbing issues. The gurgling stopped when the drain was snaked. Jeff and Jacob arrived at my home along with a man from Raptor Plumbing. Raptor Plumbing representative dropped his camera into the drain, but couldn't fully see through the sewer line because I have standing water and sewage stuck in there because of the belly in the pipe.

      Raptor Plumbing representative said it is perfectly normal to have a belly in the pipe. He recommended that I have my sewer line hydro jetted. My home is less than seven years old! I have no children in the home. I asked Raptor Plumbing how much would this hydro jetting cost, he said he would do it for $3600.00 at a 20 percent discount. I was lied to by Jacob and Jeff about Raptor Plumbing scoping all my sewer lines. This could not be done because I have standing water and sewage that will not drain! Jeff and Jacob compared this plumbing issue to someone who doesn't charge the oil in their vehicle when scheduled and still expects the warranty to be good standing. I don't know where Woodside Homes found these two individuals, but they are definitely non professional!

      Intimidating and manipulating a woman says a whole lot!

      Jeff and Jacob also stated to me if Raptor Plumbing would not own up to the plumbing not be installed correctly, Woodside Homes was not going to foot the bill. They reminded me again my home was old! Woodside Homes contracted Raptor Plumbing to install the plumbing in home when it was built. If Jeff and Jacob was properly trained they would know this is a Latent defect and plumbing is also a part of the structure of my home. I am a sixtyone year old widow and I invested in numerous upgrades when this home was built.

      If I had known that a Woodside home would be considered old at six years, I would definitely not have dealt with them. They are training their employees to bully and disrespect a woman, and going above and beyond to not correct plumbing that has not been properly installed. Jacob also told me that Woodside Homes no longer uses Raptor Plumbing because the head guy is difficult to deal with. I hope people who are interested in doing business with Woodside Homes, will read this review, before investing with them.

      We were SO excited to move in to our house. We loved the location and layout. We moved in June 2016. At the time our home was one of the first in our subdivision and was already halfway into construction and had everything picked out. We have owned homes in the past but they were existing builds so this was our first new home purchase! We noticed little inconsistencies in the beginning. Our door was not hung exact. Electrical issues, upstairs floor seemed uneven and cracks... Let me talk about those... These weren't hairline cracks. They were long and over doorways like they didn't tape around correctly.. or not sure but they are around a lot of our windows and doorways.

      The one thing I advise. Which we didn't do is even if it's a new home get a home inspector! We thought we had an extended warranty because we have a calvet/va loan and it's only for foundation and structural. We now have a nice, pretty deep and long crack in our ceiling which is from a leak that when I talked to customer service said happens when you plunge the toilet after it backs up..it loosens the seal? We have had few issues of doing that and I sure hope my toilet is more durable than that (LOL).

      I also tried to get inspection documents from the my city. VERY little notes and no documentation on any issues found (what it was and what was fixed). We are now going to pay out of pocket for a home inspector (which we should have done awhile ago) to really take a look at our build. I now believe and after reading of similar issues this is a systemic issue with Woodside and their poor craftmanship. Will never buy a woodside home again. Nor will I recommend.

      We purchased our home in Aug 2019 in the Brighton Landing Community in Vacaville Ca. We had initial things that needed to be fixed such as nail pops and crack in shower wall in master bedroom. The microwave kept shutting off causing the whole wall plugs to go out. We reported to maintenance they came and checked the microwave and not sure what else but said there was no issue yet it continued to happen and we continually had to flip the breaker. We had the downstairs bathroom over flow only to find out the pipes were less than subpar and had to be replaced after contacting the city of Vacaville water company, we had water damage so we had to have all the floors replaced and the kitchen island and cabinets and in the remodel we got rid of the faulty microwave.

      In 2022 we had some torrential rainfall in which our downstairs bathroom developed a bubble in the wall which was water coming in from somewhere, we reported it and the builder had someone call only to say they couldn’t fix it it was probably due to moisture. It was never fixed, during that time the upstairs laundry room Started leaking from the vents, it was reported, nothing was done. So since 2022 went had intermittent leaks in our laundry room, now with water spot damage and the room next to the laundry room has water stains on roof. I have submitted a work repair request as of today so they can take responsibility for building these homes cookie cutter and cutting corners and the roof where the solar panels are is faulty and need to be fixed asap. The next step is legal action. There are way too many familiar complaints here with the same builder

      I have been fighting to get my AC fixed for 7 years (since we moved in). They undersized my units, forgot to put in vents and left me hanging in the summer. They can’t keep their employees which then falls on the customer trying to get work done on the home! Be aware!

      Typically, people are more inclined to post negative reviews rather than positive ones, although I believe the majority of experiences people have are neutral or positive. My husband and I have had a fairly positive experience with Woodside homes. We purchase a 4 bedroom single family house in American Fork in January 2024. We’ve lived in the home for about 3 months now. We had a third party inspector check out the home before we closed and he pointed out minor flaws that were quickly fixed by Woodside’s team before we closed and moved in. After moving in, we discovered minor paint spills on the stair carpet. While we've managed to remove many of them using soap and water, it has still been a nuisance.

      The biggest obstacle we encountered was our HVAC unit. We had no idea that it wasn’t properly wired until a few days ago. I came home from work and realized that the upstairs portion of our home was 79 degrees (it was only 70 degrees outside) The AC on our lower level was functioning properly. However, when I turned on the upstairs AC, the temperature failed to decrease even after several hours. Fortunately, we had already scheduled an appointment with the company to install a towel rod in our master bathroom (after some deliberation, we had decided we wanted it up). They had offered to install it for us if we chose to proceed.

      It took a few weeks for the guy to come do it, but we weren’t too pressured for time. The guy was able to put our towel rod and identify the problem with our AC. We are still waiting for someone to come later today to (hopefully) fix it, but regardless we are grateful for their help and for honoring the 1 year warranty. Despite these issues, we have loved our home. The home itself is built quite well. The neighborhood is quiet and beautiful, and we love the upgrades in our home. No problems with HOA. Overall, we are satisfied with our choice to purchase through Woodside Homes.

      One week before closing, my inspector pointed out to the superintendent that the fridge wasn’t working. He promised to fix it before closing, but almost two weeks after closing, my fridge is still not working. He still has garage door and keys to my house on the pretext that he was going to come in and fix it. I have tried contacting him several times, but he is not responding. I tried contacting higher management but no luck there as well. Even on the day of closing, the appliances were not hooked up.
