Old Republic Home Warranty coverage

Home warranties cover mechanical breakdowns of appliances and systems due to normal wear and tear. Old Republic’s warranties generally cover the following home systems, appliances and specialty items. Specific coverage will vary by plan and location.

Old Republic Home Warranty has three coverage options: Basic plans cover some home systems and kitchen appliances, and Deluxe plans cover additional appliances like washers and dryers. Elite plans cover everything in the lower-tier options and have several extra perks, like higher coverage limits on kitchen appliances.

You can customize your coverage with add-ons to take care of additional equipment, such as septic tanks, water filtration systems, additional refrigerator/freezer units and pre-season HVAC tune-ups. Limited roof leak repair is also available.

Old Republic Home Warranty costs

Old Republic Home Warranty has three options, with monthly prices ranging from $50 or $55 to $75 or $80. The service fee, which is what you pay when a contractor comes to fix or replace something, is $100 or $125.

Old Republic Home Warranty notes it offers special reduced pricing on a first-year home warranty plan for recently purchased homes and rates will increase at renewal.

Old Republic Home Warranty coverage limits and exclusions

Regardless of your home warranty plan, some exclusions apply:

  • Any service needed because of accidents like water damage, power surges or structural defects
  • Repairs needed after acts of nature, such as earthquakes, fires or floods
  • Upgrades to address equipment compatibility issues
  • Disposal of hazardous materials

You can find more details in the “General Exclusions” section of your home warranty brochure.

Coverage limits

Old Republic Home Warranty limits vary by state and plan. Below, we’ve detailed the limits included in the Texas plan. For multiunit buildings, these limits apply per unit.

How to file a claim with Old Republic Home Warranty

You can file a claim with Old Republic Home Warranty by phone or in the “Homeowner Central” section of the company website (you'll need to create an account). Claims take about 48 hours to initiate, and the trade call fee is due at the time of your request.

When you submit your claim, Old Republic Home Warranty gives you the name and phone number of an authorized service provider. The provider will contact you, at which point you can make arrangements for the service.

Old Republic Home Warranty stresses the importance of not calling a contractor before filing a request. This ensures that your warranty will cover the repair, which may not be the case if you don’t make arrangements through Old Republic Home Warranty.

Do we recommend Old Republic Home Warranty?

Old Republic Home Warranty can be a good fit for homeowners who prefer straightforward pricing and the ability to customize coverage with add-ons. If you value educational resources and a long-standing company with decades in the industry, Old Republic may be worth considering.

However, it may not be the best choice for homeowners who want coverage in every state, complete flexibility to choose their own contractor or faster-than-average repair timelines. Choosing a home warranty provider depends on your budget, home systems and service expectations.

What customers are saying about Old Republic Home Warranty

Many praise the efficiency and professionalism of assigned contractors, as well as the ease of submitting claims and overall service quality, making them likely to recommend the company. However, some report communication issues and delays in service, including waiting two to three days for responses or repairs. There are also occasional complaints about misdiagnoses, incomplete repairs and poor customer service from certain contractors, along with confusion caused by gaps in communication between Old Republic, service providers and customers.

I’ve been with Old Republic for six months now. Their service has been wonderful. I noticed something wrong with my water heater, and I called them out, and I was nervous that they would try to wiggle out of replacing it because I had a feeling it was really messed up. The guy looked at it not even very long, and he was like, "We need to replace this." It was just super quick and easy, and it was done within a week.

The water heater guy was great. I asked him a bunch of questions about my system in general. I asked him about options for a whole-house water softener and he was really knowledgeable about that. I had a great experience. Then, when the technician came out to replace the water heater, there was a problem with my pipe. When he put the new water heater in, it took up too much space, so the drainage pipe wouldn't fit anymore. He was like, "I'm gonna go to Home Depot. I'll be right back." He went, and he built me a new drainage pipe from scratch to accommodate it. It was like I didn't have to worry about it. He was like, "I'll be right back." That was a good experience.

Their service was really quick and easy. All I had to do was make one phone call, and the scheduling was taken care of. They called me back within an hour of making the claim to Old Republic, and they came out quickly. They were really knowledgeable. For the replacement, they didn't give me a hard time about replacing the water heater. It was a very generous experience.

Then, in terms of improvement, there was one thing that could have been improved, and that is when I had to select what replacement water heater to get and the company tried to upsell me on a more expensive water heater. And when I went to ask for more details about what exactly the model number is of the one that I would get covered and what is the exact model number of the one they were trying to upsell me on, they couldn't provide me with the information about the one that would be covered. And I had to really push on that.

Then, I did get the office manager. She did call me back and say, "Okay, I figured it out. It's this model," which enabled me to make an informed decision. But I feel like, if you're going to try to upsell someone on a better water heater, you should be prepared with all the information for the customer to make an informed decision, and the customer shouldn't have to push for that so hard.

We started with Old Republic in 2023. We bought a home in Gonzales, Louisiana and Old Republic was included in our escrow account. Every claim that we've ever submitted, we've had good results. We always call to put in a claim, and our experience with the reps has always been good. We're elderly. We hate online stuff. We like talking to somebody. We like calling. We like having a person, and so far, with Old Republic, it has been very easy to do. Our interactions with the techs that they sent out have always been good too. The quality of work has been great.

We have three different accounts with Old Republic, and it would be nice if the service fee was back to where it was at the beginning. My husband and I thought that the plan that we chose for all of our houses included them checking the air conditioner and heating system twice a year. We thought that was included in our plan and that we didn't have to pay a service fee for that. We found out yesterday that we do have to pay a service fee for that. We both felt like we were misled on that. So we weren't happy about that. But overall, all of our expectations have been met. They will go to great lengths to fix what you have before they give you something new.

The first claim that I had to call in was nothing of consequence. When the contractor came, it was all right. But when it comes to a refrigerator and a freezer going out of whack where it's not keeping things cold or frozen, and I got to go out and buy coolers and ice, Old Republic put me on the back burner and I didn't like it. A refrigerator-freezer should take precedence over a dishwasher. And so, with the refrigerator-freezer, I'm going to say that I was very dissatisfied. The interaction with the rep from Old Republic was good, and the technician was fine. It was between Old Republic and the company that they couldn't make me a priority because of the food, and I was very upset about that.

When I spoke to the company that was assigned to the case on the phone, they said they couldn't get to me till the following Thursday because they had compressors to do. I called them on a Friday. The woman's exact words were, "We have compressors to do and we can't get there till Thursday," which was five days. That was when I called Old Republic back. Old Republic was very nice and they were able to get someone else to take over the case, which was two days sooner, but still not really adequate, not for a refrigerator-freezer.

I've had Old Republic since I purchased my home and although dealing with the reps has been fine, I don't like the turnaround time when I submit service requests online. I've been with them for 12 years now, and sometimes it could be the next day. But sometimes, it could take a few days. The company, in terms of when I call in to speak to someone, are always professional and helpful. As far as the folks who come out, they’re not always good.

There have been a few times when I specifically called the organization to tell them not to send a person back to my house. They have a way to ensure that that happens. I look up the review of someone who’s coming into my home because I have a house full of women. I also have to coordinate time off of work oftentimes for these events to happen. And recently, I saw 30 reviews for someone that Allstate sent, and 28 of them said to stay away and not to use the company. So, I called them and I said I didn’t want the company. It took a little bit of arm twisting, but they eventually gave me what I wanted. They identified a different company and they were great. So, it was exactly what we needed. But I had to take off work for this and I don't know how they are vetting these companies.

Usually, when I renew, I always think that I'm going to get exactly what I had last year. But for whatever reason, when I renewed, it was for a lower level of service, and all I did was follow the prompts. I called Old Republic because immediately after I renewed, I had an issue where something broke and they told me it was not covered. But they worked with me to revise the renewed contract based on my history. They still honored that the breakage or issue with the machine came in before the contract was corrected. That was nice of them, and they were very helpful, which I appreciated. When I pay the fee every year, I would say it’s ridiculous. But when something breaks, I would be glad I kept it. When I first started, it was only $400 a year. Now, it's $700. So, it's a lot. But that's the price of a dryer. So, it covers it. If you use it twice a year, you cover the price.

      Reviewed July 31, 2026

Old Republic Home Protection was given to me as part of the sale transaction when I purchased my home and I got one year. I haven't had any issues with them so I just kept it, and it’ll be six years in December. I submit claims online and it’s easy to navigate the site. If you don't have your plan number, they can look it up by your address or your ZIP code or your social. It's fine once you get in there. It just depends on what your situation is. Sometimes, it may be difficult to pick. I have two AC units and the one upstairs wasn't working. The site asks you what the problem is, and they give you a list, but a lot of times what you're looking for is not there. When we're on the site trying to match up what we know on our end versus the technical terms, sometimes you could get a little muddy.

After I put in the service call, I would get an email that tells me who my service provider is. They would give me the phone number, and the service provider would reach out to me and set up a time. This last time, I went through the same process and got the email, but the service provider never reached out. I waited a couple of days and then decided to call them myself and left a message. The rep said something happened with the order. But for the most part, they've been very responsive to the inquiries from Old Republic, and I haven't had any issues. My experience with the service providers has been positive. They have all been extremely nice and very punctual. They fix the problem. I never walk away from a service call feeling frustrated, or that it wasn't done to my satisfaction. If Old Republic has a vetting process, it works.

The time it takes to send out a tech is going to vary depending on what it is. I had an AC issue in the dead of summer and I waited a week for someone to come out to look at it. It would be the same thing if you had an issue with your heating in the wintertime. Old Republic is gonna be bombarded with that. If it was a microwave or refrigerator, that's not seasonal per se. So, you can get a technician to come out quicker. But the HVAC is very cyclical.

Everything has been very smooth. I've heard a lot of people complain, such as when they call and can’t get a rep on the phone. And I get that. Sometimes, people wanna talk to a live person. But if you go the route of just doing everything online, it’s seamless. If I had an issue, I would just call them back and let them know that. But nowadays, it's hard to get a hold of a human being anytime you call anywhere. If I need to call, I know I'm going to be on hold for a little bit. But once you get a live person on the phone, they are extremely nice, responsive, helpful, and resolve the issue. One thing Old Republic could implement is a callback option so people don't have to sit on hold for 15 or 20 minutes and can get a callback when their name comes up in the queue.

My boyfriend does not have a home warranty, and he just paid out $4,300 for a grinder that's part of a septic tank. He asked me about my home warranty and I said I have Old Republic. He asked what I like about them and I told him the prices are reasonable. Old Republic has different service plans. Plus, the technicians and the people that they contract with are wonderful. I would highly recommend them. I haven’t been with another home warranty company prior to Old Republic, and I would not recommend them. And I told my boyfriend that. Old Republic genuinely seems to care about your issue and tries to go out of their way to make sure that the problem is resolved. So, I love Old Republic and I would not change one bit.

Since Old Republic "changed our name" a few other things have changed too; we have used you guys for 15+ years. While historically ORHW has been fair and responsive, since "the change" fees have gone up (I get that part, but...) while coverages have gone down. And the vendors have to go through your system to get everything but the most minor of repairs work approval. I get that-you don't want to be ripped off by unscrupulous vendors. But it's shouldn't take 8-10 business days to do so. Particularly as sad, your "expedited" process is 3-5 business days.

Folks- we recently experienced nearly a full month of going without air conditioning- in 110 degree AZ heat! Some of it was the vendors problem, but your guys system bogging down things only made it worse, by several days. Further, you have some serious holes in the QC- you have no active means to monitor the performance of the vendors participating in your system. And seemingly no consequence of dealing with a poor one other than reassign another vendor to give THAT one a shot (and starting over in the process).

Lastly, in my experience with the above A/C vendor, one of his several performance issues was zero, and I mean "zero" communication with us to move the repair along. To get any information from him, I ended up having to go thru ORHW, who would then reach out to the vendor to see what was happening. The kicker was, more often than not, I was on hold in YOUR system for an hour or longer waiting to talk to someone who could communicate to the vendor. I made at least 3-4 calls in this format. My hourly worth for what I do is $75/hour. If I was getting paid to be on hold... well, you do the math.

In summary- don't make me wait on hold for extended periods. Streamline your approval process so the vendor (and consequently, the customer) can proceed with the work being completed in a timely fashion. Lastly, Track vendors performance better so you can quickly eliminate them from your list and not jeopardize your company's reputation. Perhaps if you guys weren't so damn cheap in what you pay them you'd get a better quality performer and not piss off, and ultimately lose, the customer. I know of an a/c outfit that's on your list that does great work for a fair price, but you guys haven't called him in a while because, according that what he was told by you guys, is that he "charges too much." Well guess what, after all these years with ORHW, we are now keeping our ear-to-the-ground for a better home warranty provider. Whoever took over during the name change is crashing your company.

Then, when you call, you have to hold for 45 minutes before someone talks to you. Why can't your company have a system to put you in a queue and you call back? Original problem with refrigerator/freezer not cooling properly was reported on June 25. Took a week for 1st technician to show up; diagnosed a bad coil cooling fan; said would take a week for the part but suggested I could purchase the fan via Amazon on my own & get it in 1 day ( did this); technician returned 3 days later to install; now 2 weeks & reported still not cooling properly, 1st technician returned & “guessed” it was a compressor problem, BUT couldn’t confirm so needed to return with a GE test device to read codes; 1st technician returned 2 days later with test device but admitted he didn’t really know how to use it, but still thought it was a bad compressor.

Stated they don’t replace these sealed systems & a GE certified technician would need to be sent. Talked to ORHP dispatcher & they reassigned the call to a “supposedly” GE certified technician, who arrived another week later. 2nd technician arrived, and when asked if GE Certified, he stated “NO” & then left!!! Talked to dispatcher & they assigned to a 3rd technician who was again supposed to be GE Certified but couldn’t come out for another week!!! 3rd technician arrived, immediately said it was a bad compressor, said it would be 10 days for the new one!!! 10 days later 3rd technician arrived & replaced compressor….after 3 days reported it still wasn’t cooling properly.

3rd technician said it would AGAIN be a week before he could come out… a week later 3rd technician returned, evacuated all the coolant & recharged the system again…3 days later, I AGAIN reported it not cooling properly. ORHP assigned another “supposedly GE certified technician”, 3 days before he came out….also was NOT GE certified & left. ORHP now allowed me to call my own GE Certified Technician…called GE & they dispatched in 2 days. GE Technician, now #5 technician, immediately identified it was both a bad compressor and “dryer” which should have been also replaced. His recommendation was that “it cannot be fixed reasonably & should be replaced."

Reported this to ORHP & they said they needed to send ANOTHER COMPANY FOR ANOTHER OPINION!!! We are now September 1st, started June 25th!!!! September 7, ORHP called and stated they were reviewing and would get back to me on the decision to either repair or replace!!! 2 days later, they called & stated they were now willing to replace. I was allotted $2611 for a replacement, which I ordered thru Lowe’s but couldn’t have delivered until October 4 as we were out of town. New refrigerator/freezer delivered on 10/04/26; have sent copy of sales receipt to ORHP for reimbursement, which will take 2 weeks.

Total time to resolve refrigerator/freezer delivered not cooling properly was June 25 - October 4!!! Had no working refrigerator/freezer that entire time; lost 3 gallons of milk, several lbs of meat in the freezer, lost cheeses, and many other various foods in both the refrigerator & freezer!!! WORST EVER EXPERIENCE!!! ORHP used to be great… no longer!!! Try to live for 3 1/2 months without a working refrigerator/freezer!!!!

I've been a real estate broker for 30 years with different people. Old Republic was one of the more dependable ones. Some of my clients had them. Their list of people that they send out, depending on what your problem is, has been satisfactory. And they're local, so it's quicker. They do not come from a long area away. The recent claim went efficient and quick. The price gets higher and higher when you're on a fixed income each time your service call goes up. It's disheartening. But with inflation, everybody's services are going up so I can understand that. Old Republic is probably competitive. Without it, it would be very expensive.

Where do I start? From start to finish it took almost 8 days to replace a failed water heater. Meaning we were without hot water for the entire time. ORHW suggested that we stay with friends.... Don't know how they can suggest this and not know that we just moved here. This suggestion showed no compassion and a lack of caring for our issue. The local company ORHW contracts with sent out a young, cocky and arrogant tech for the initial inspection. This tech offered to replace the water on the day he showed up for the initial inspection with a higher grade water heater brand that I suggested for $3,000 or over twice what ORHW contracts for.

They used the same brand water heater that was installed, a lower cost water heater, that initially was installed in 10/2021, less than five years to failure. I can't wait for 5 years from now to replace it again. The tech that replaced the water heater didn't get the water heater fully drained and when he removed it from my garage the remaining rusty water in it leaked all over the floor and soaked into some boxes we had there as we just moved in. When the tech had completed the work, he left without telling us he was finished. No paperwork was left behind. He could have called on my cell or texted.

Overall, severely below satisfactory customer service from ORHW and the plumbing contractor that was hired by ORHW. If this is the normal method of business for ORHW, I am seriously questioning the renewal of the home warranty policy and will let everyone know about our terrible experience. If I could have left ZERO stars I would have.

I called them in to check a leak that was coming from under my water heater. When they arrived, there was humidity under the water heater, but it looked like it was coming from a different source rather than the water heater itself. They simply just left and closed the case without trying to do anything extra or really recommending any next steps. It feels like it was the bare minimum just to close the work order.

Fifteen days without a working refrigerator, three wasted technician visits, spoiled food, and STILL no resolution from Old Republic Home Protection. ORHP sent three different technicians who said they do not work on Samsung refrigerators. Each looked at the refrigerator, photographed the sticker showing a 10-year compressor warranty, and left without performing proper diagnostics. Three visits, no answers, and unnecessary delays. I have two children and an elderly mother at home. We have been without a working refrigerator for 15 days. Throughout these delays, our food spoiled and had to be thrown away. Losing groceries on top of going without a refrigerator has added expense and stress for my family.

After repeated calls and hold times of 45 to 50 minutes, I requested a manager. Candy returned my call 34 hours later. I found her extremely rude. She told me ORHP does not cover components under a manufacturer’s warranty and directed me to Samsung. I contacted Samsung directly. Their technician performed proper diagnostics and found NO issues with the compressor or inverter. The technician diagnosed a sealed system issue. ORHP’s technicians had pointed to the compressor warranty without even determining whether the compressor was the problem.

I called ORHP again with Samsung’s findings. Despite the wasted visits, spoiled food, and delays, I received no apology and still have no resolution. As I write this review, I have been on hold for an hour. I am furious. We pay for home protection, yet my family has spent 15 days without an essential appliance, throwing away food while I repeatedly chase ORHP for help. This experience has left me feeling scammed. ORHP needs to take responsibility, review Samsung’s diagnosis, and provide a clear repair plan immediately. If you are considering this company, read the reviews carefully before spending your money.

Their representatives are very polite and helpful. The technicians are usually good. They're competent. There were a couple of times where the communication from the technician to me didn't quite work out. They came out to look at my oven. When they came out, they said there was nothing wrong. It turns out there is something wrong. Then, if I call them back out, I have to re-pay the trade fee again. So, that's an issue. I did reach out to them, but I haven't heard back from them yet.
